Something brewing with Mapletree Log ???

The debt loading for this Reit is around 70% of Total Equity , it also have a $1Billion Medium Term Loan Facilty(that pays 5% to note holders).

I'm sure there are better buys out there. If going by what had happened in other reits, this one might have to do another rights issue again to bring the debt ratio down to a more acceptable 50% or less.

 

Look at Ascendas Reit...

Me also beoing SUNTEC REITS... But no money to invest..

All vested...

But if u go suntec walk walk.. U can see many empty stores...

Especially in the hidden level 3...

Perhaps its performance will not be that good this year..

After IR up and office rent return to normal level.. then will be time to sink all my money in..

This is a great long term counter...

Stable dividends at 8.5% pa... Where to get such lobang??

No re-financing risk somemore...

And now chionging to NAV of 0.89... Wooooooo hoooooooooooo

Yield is still impressive and set to grow as PMI > 50 ..

Just now listening to the webcast...

The CEO mentioned that the only bad property is this one in Xi An where the surrounding area is now residential...

And now there is a lease re-structuring issue with that property i think...

From his speech manner, it appears to me that that piece of land can be sold for property developments...

Yeah !!! Result is OUT !!!

DPU = 1.48 cts.

Very stable..

No refinancing risk...

Got potential to have capital gain on Xi An property.

No further acquisition unless adds DPU directly...

Good stock to hold long term....

Well, no point bashing this stock now when the Q2 result is gonna be out next week.

Currently the gearing is acceptable at 38.3%.

Short term financing may not be a concern in 2010 because most banks would have recovered and re-financing will become much easier.

(Look at all the better-than-expected profits announcement by so many US banks this week...) 

Maple is also held by many deep pocket institutes like Temasek so funding should not be a major concern.

A-REIT, another industrial REIT, just announced result and DPU of 3.62 cts (18% increase). Maple may post good results next week too.

 

Maple, with NAV at 0.88 cts, appears to be relatively cheaper to A-REIT as it has a much better P/B ratio.

The rights issue by Maple last year is at 0.70 cts and it was fully subscribed and held by most institutions.

Current price is still a bargain compared with 0.70 cts. 

 

Not a call to buy.

I like this long term stock and i am vested.

Don't worry. Mapletree is a good stock. It climbed from 30+ cents to 50+ cents. Soon it will climb to 60 to 70 cents. It had already raised funds through rights issue. Be patient and you will be rewarded.
