    I'm not an expert in charting, still learning. UOL volatility is less. From last yr Nov till now, resistance is around 2.3, support is around 1.5. I think right now it is on the resistance side==> i'll will not buy. Reward/risk is low.

If you use channel method, short term, it might go up to 2.1, again couple of percent from here. Not worth the risk.

volume, MACD and MA crossover are all good, bullish. But williams indicate on the high side, signalling profit taking possible.

If you are for long term, of course this counter has hit 4 before. Also it gives quite good div. From peak ,it is only 2 times from here. Looking at other counters like SGX, capland, spc etc, they have much higher peaks last time. In this context, I would say it is for long term, other counters might be better.

For me, i'll give a miss. Instead, i'll accumulate capland and kepland. More exciting and they have larger wings...regional plays...

Thanks for your sharing. I certainly agree with what you had mentioned, Net asset value will be depreciated when economy & property is not doing well. 

Be simple, NAV is Total company asset minus liabilities. 

Not sure how NAV is calculated. However, if economy is not good and proproty valuation is down, i'm sure NAV will go down as well. Anyone to advise on this? will economy affect NAV?

Remember years back, UOL @ 2.5 was already expensive. I remember i've few lots stuck, waited for many years and managed to get out with small loss, later boomed all the way to 3,4 etc. Somehow i've given this counter a miss due to the bad experience. Maybe i'll relook if it drops further as spore is reevaluated due to IR and population increase etc.
