Credit Suisse recommends BUY with Target Price at $1.75
K-REIT’s FY10 DPU of 6.37 S¢ (+20.6% YoY) was in line with our
FY10E DPU at 99%, but below street’s estimates at 97%. The
strong YoY growth was driven by: 1) Australian, additional
Prudential Tower and MBFC acquisitions; 2) improved occupancy
YoY and 3) gain on sale of KTGE.
● Management guided that rents at Prudential Tower have risen 40-
50% over the last seven months, while ORQ saw some leases
signed 80-90% higher than initial rents, signalling strong rental
growth momentum. K-REIT’s balance sheet has strengthened,
with 37% gearing and 2.75% debt cost as at December 2010.
● In line with what we highlighted in our 12 January 2011 Singapore
Office REITs report Positive momentum continues into 2011, KREIT
is also not too concerned about shadow space as its
experience has been that existing tenants take up vacated space.
● Maintain Outperform on K-REIT as it has the best-in-class office
assets, making it a proxy to the office upcycle. Near-term catalysts
include 1) increased liquidity with better investability if freefloat
increases further and 2) possible acquisition of OFC.
