Beware....the ringgit might fall to 2.73.

Besides that, Malaysian government are notorious to come up with any regulations overnight.
Not only property..... remember the CLOB saga.....Singaporeans are hard hit.

Thinking carefully before buying properties in Malaysia :
1) Their currency will go down in long term.

4) If not rented out, the drug addicts will turn your home into thair haunts.
5) The security guards are not well regulated. They may also cahoots with the robbers.

7) beware of the Johore royal family. Don't get entangle with them even if  they provoke you by driving very fast and cut just inches in front of your car (sway). |

A smash-and-grab incident in Johor Baru has not only left a Singaporean couple in shock, but also in fear that they might no longer be safe in their own home.
Ms Fie, 41, a property agent, and her husband, who wanted to be known only as Mr Muka, 42, were in their car in Johor Baru when two men on a motorcycle smashed the front passenger side window and snatched a handbag containing Ms Fie?s identity card and the keys to their Bukit Batok flat.
The couple are now traumatised and fear the thieves could come to their home in Singapore. They have since sent their children to live with relatives.
Two M'sians speaking to The New Paper advise Singaporeans to keep a look-out for motorcyclists, as many crimes in M'sia are committed by crooks on motorbikes.

M'sia credit is creeping down hill, borrowing loan will creep up n with borrowing at 120%...?. Household debt - loan is at highest in this regional at more then 80%. Govt debt stood at 53.5% of it GDP last year, higher then Indonesia's 25% but lower then India's 68%.
High public debt tends to leave less for private companies.
M'sia ringgit has already depreciated 7% against U.S$ this year.

Good to have....when one is familar with, have relative Aus, M'sia n Thai n oso uncle/auntie  in Mainland China.

It's a personal choice really. Having a property each in Singapore, Malaysia and Thailand works well for me. Singapore, in the event I become sick and need medical attention. Malaysia and Thailand when I get bored in Singapore after retiring.

It's a personal choice really. Having a property each in Singapore, Malaysia and Thailand works well for me. Singapore, in the event I become sick and need medical attention. Malaysia and Thailand when I get bored in Singapore after retiring.

From what i know, 0% cash down payment is possible by overstating the resale property price to get 120% property loan. This includes both residential and commercial properties. KL and Penang already risen more than 300% since housing bubble crash. |

Singapore is ahead of...with a 60% on borrowing rate. We are  month, if not year ahead of U.S.
M'sia havn't even starting yet. They will - eventually or they will not and if not, then let the bubble burst...?? 
With interest rate set to increase. many  buyers will hav to pay much more on interest of 120%.
Some will default on payment  when mkt interest rise, in  over next several years.
Property prices is set to go soft, it regulation is slow to move to mkt response.
Now is actual to sell n not to  buy, so property seller LOL, buyers. I not sure so...

Country garden advertised price from SGD288/psf which is MYR750/psf (using 2.6 conversion) but actually current selling price is over MYR1000+/psf all gimic, when u go there, u are pressurised to buy...and all the TCS actors all paid to be there....u think is good?. Dijaya corp which is RTO Albedo is selling Tropicana Danga Bay/Capri Residences, MYR1300/psf....u go and buy lor.....ghost town next time!. Heard country garden has 9000 units.....let all the silliporeans sunk in their money.....die pain pain next time!.

Wise advice from one who grew up there and now advises on properties in the region. Since way back, Johor has  often come up with grandiose property plans with breath-taking  marketing presentations. But that's all  most of them  remained - grandiose plans & breath-taking  presentations.
Remember the fabulous Waterfront City that was supposed to have been completed  by 1990? Mana (where)?  |

those properties at iskandar wld be in limbo...have to think twice before buying rowsely,IHH and other malaysian counters.

Interest rate is set to rise..???. Just to make aware to home buyers.
With low interest rate n  record high home loan over the past several years  and  more higher gearing ratio to  debt. Singapore had started to set loan at 60%. Many new  home  buyers and investors will seen  dumping their properties because they can no longer can stay affordable to finance their properties, when interest rate goes up.
As many would be buyers is, eg - Iskandar is another  hot elephant, will it turn white..???., (will buyers take  those bite to purchase with a 50% increases spike??.) Good luck to those invested!.
M'sia has no way to revalue its currency upwards as seen  most recently as  compare to Singapore dollar  exchange rate. |
