Previous Day Closing price: $3.84
Recommendation: BUY (maintained)
Target price: $5.29 (upgraded from $5.25)


We visited the sites in Shanghai that are under the Orient Overseas Developments Limited
(OODL) portfolio, which was recently acquired by CapitaLand. We walked away impressed
with the potential of the respective sites, and maintain our view that CapitaLand paid a
reasonable price for them. We also think the demand for the residential components is
likely to be strong given their prime locations. Maintain BUY.


Visit to OODL’s sites in Shanghai
We visited the sites under OODL’s portfolio in Shanghai over the weekend and came away
impressed. The sites are well-located, especially those within the inner ring road (i.e. Hengshan,
Luwan, Changning and Nanmatou). The area surrounding the Kunshan site appears relatively
under-developed at the moment, but the mid-term prospects look promising.
Sites characterized by proximity to transport nodes


The sites within the inner ring road are each situated very near existing and upcoming metro
stations - typically less than 500m away from the nearest stations. The Kunshan site, which is
currently about a 40-min drive from the Shanghai city centre, will be served by an upcoming train
line, which will cut travel time down to about 20 mins.
Platform to build up Ascott’s presence in Shanghai
The acquisition of OODL also allows The Ascott Group to strengthen its footprint within
Shanghai, as serviced apartments will be built on the Hengshan, Changning and Luwan sites,
doubling the number of assets it owns there. In particular, the serviced apartments at the
Hengshan and Luwan sites could be branded under the upmarket Ascott label to capitalize on
their prime locations.
OODL acquisition still looks promising, maintain BUY
We continue to remain sanguine about the OODL acquisition and how it fits into CapitaLand’s
China strategy. We believe that the underlying demand for the residential components will
ultimately pay off despite the recent cooling measures. Reiterate BUY, with a target price of
$5.29, pegged at a premium of 15% to its RNAV, after adjusting for the latest valuations on its

haha possible also... but really wonder those people who bought sooooooo much at such high prices to push up the prices to unload at lower prices (since people not so nuts to buy at peaks in intraday), like that worth it meh? and has to be BBs buying since you are talking about millions of dollars!
