Mapletree Investments signs MOU with Japan's ITOCHU Corp

SINGAPORE: Mapletree Investments has signed a Memorandum of Understanding (MOU) on a joint venture with Japan's ITOCHU Corporation to undertake "Build-to-Suit" development projects for logistics tenants in Japan. 

The companies agreed to extend their collaboration on investment and development of logistics, retail, industrial and commercial real estate projects in Japan, Singapore and the rest of Asia. 

The extension of this strategic alliance for a further two years was done through another MOU. 

This is the second extension of the MOU, which was first signed in October 2005 to collaborate in logistics real estate and extended in November 2007 through a Supplemental MOU (SMOU), in order to expand the scope of collaboration. 

Mr Hiew Yoon Khong, CEO, Mapletree said: "We are delighted to continue our mutually successful and enriching partnership with ITOCHU. The October 2005 MOU and November 2007 SMOU facilitated Mapletree's entry into the logistics real estate market in Japan. 

"Through our collaboration with ITOCHU, Mapletree has been able to establish its footprint in the logistics real estate market in Japan with the acquisition of seven logistics assets in Japan, worth a total of S$571 million. 

"ITOCHU is also now an investor in our Mapletree Industrial Trust (MIT) which holds the S$1.7 billion industrial assets privatised by JTC Corporation."

DETAILS OF ADVANCED DISTRIBUTION IN CONNECTION WITH MAPLETREE

LOGISTICS TRUST PRIVATE PLACEMENT

Further to its announcement dated 9 November 2009, where notice of Books Closure Date for

an Advanced Distribution (in connection with the private placement of 115,000,000 new units

(“the

period from 1 October 2009 to 17 November 2009 was given, the Board of Directors of

Mapletree Logistics Trust Management Ltd., in its capacity as the Manager of MapletreeLog

(the

Distribution is at 0.75 cents per unit, comprising a taxable income component of 0.49 cents

per unit, a tax exempt income component of 0.16 cents per unit and a capital component of

0.10 cents per unit.

Unitholders whose securities accounts with The Central Depository (Pte) Limited were

credited with units in MapletreeLog as at 5.00 pm on 17 November 2009 will be entitled to the

Advanced Distribution, which will be paid on

avoidance of doubt, the new units issued under the Private Placement will not be entitled to

the Advanced Distribution.

Advanced Distribution, please refer to the announcement dated 9 November 2009. Should

going to shoot??!! haha...well...looking at those REITs we have here...still flooded with re-financing issue and uncertain credit outlook 2010 and forward...dont know your "SHOOT" from where also ! :P

Seems like since morning gap down, the price has been held steady at $0.705 ~ $0.710..

And the volume is so high !!!!

I guess the ppl buying are the LONGIST and the ppl selling are the SHORTIST...

Nonetheless, I still believe in this counter and will continue to hold..

Many market players tend to have a short-term investing period. So, any news (e.g. we have a fund raising exercise by Mapletree Log that will dilute unitholders' stake) that can cause the share price to drop temporarily is no good. There is nothing wrong with adopting a short-term investing horizon (as it depends on one's investment objective), just that one may miss out on the longer term growth potential of a company. If the acqusition of new properties can contribute to increasing recurring rental revenue for Mapletree Log in future years, should an investor run away from the company just to avoid a short-term drop in unit price? Invest in short-term or long-term potential of a company? Each has his own take and answer..........

    0020 GMT [Dow Jones] Mapletree Logistics Trust (M44U.SG) may rise once trading halt lifts at 09:00 local time today after trust announces it's back on acquisition trail. Logistics REIT places 115 million new units at issue price of S$0.69/unit to raise S$79 million; net proceeds to be used to finance acquisition of 2 Singapore warehouse facilities with resulting debt headroom to be used to finance acquisition of warehouse in Japan. "We regard any acquisition-linked equity fundraising positively if it is DPU accretive, and we estimate a modest accretion for this deal from FY10," says Daiwa. Maintains Hold rating, nudges target price up to S$0.81 from S$0.80 to factor in contribution from new acquisitions. Shares closed down 0.7% at S$0.73 yesterday before being halted; resistance eyed at converging 10-, 30-day moving averages at S$0.75. (KIG)

    Mapletree Log pays it's distribution every quarterly. To compensate it's existing unitholders since it will be increasing it's number of units through private placement to acquire a new property, existing unitholders will get extra advanced distributions of approximately 0.74 to 0.76 cents per unit, and the new units should be listed soon which means distribution per unit for unitholders will may temporarily decrease in next quarter onwards due to dilution from the new units listed. However, this private placement is to raise funds for acquiring yield accretive property that will provide more rental income in future for unitholders, so the dilution effect is temporary and future distributions will still increase as time goes by due to the trust having one more property contribution to it's total rental revenue now. Don't be too concerned with annualised distribution yield which always change depending on the traded unit price of the trust. Look at the trust's revenue income, net income, and total distribution income for unitholders to see whether it is providing increasing distribution income to it's unitholders through the years. This will give an idea whether the properties held by the trust has been generating stable and growing rental income for the trust and it's unitholders through the years and may likely to continue doing so.

    Does it means existing shareholders get the extra 0.74 cts to 0.76 cts DPU before the new units are traded??
