CCT results coming out next week.
Hope its time for this baby to chong...........
I think soon over month of July starting from next week, various companies including CapitaComm Trust will be annoucing their quarter financial results with dividends announcement as well. Long term investing is always good for only excellent companies. I am not fortune teller, however I believe CapitaComm's distribution per unit will likely continue to be on the rise for next few years since their balance sheet is better after their rights issue and also they will be realising their full property income from their recently acquired commercial property Wilkie Widge. Stay tuned for more hopefully good future news for long term investors of this company.

CapitaCommercial Trust: Rights issue completed
Summary: CapitaCommercial Trust (CCT) had recently completed its Rights issue with 1.4b new units listed last Friday. The Rights issue was well-accepted, with a subscription rate of 135.4% of the total units available. Post-Rights gearing level of CCT will decline from 43.1% to 30.7%, after the repayment of borrowings using the proceeds. We believe that this provides a sufficient buffer for CCT to tide over the asset devaluation during this downturn without the need to tap on the equity market again. Even though the rate of decline in office rental had decelerated in 2Q09, our fundamental view of a worsening office market going forward remains unchanged. Nevertheless, we continue to like CCT for its quality office assets and strong management. The market is now factoring in a 32.4% decline in asset value, which is over-excessive in our view. We maintain our BUY rating on CCT with fair value of S$0.96. (Foo Sze Ming)

0303 GMT [Dow Jones] STOCK CALL: CapitaCommercial Trust's (C61U.SG) move to raise new equity to address FY10 debt maturities, pre-empt potential revaluation deficit wasn't entirely a surprise, Nomura says, but adds rights units' discount steeper than house's expectation. Still, says management has shown ability to contain portfolio vacancy in 1Q09's difficult leasing environment, execute refinancing of S$736 million of borrowings due this year despite challenging credit market conditions. Estimates stock trading at implied EV of about S$1,200psf for prime office assets vs S$1,061-S$1,280psf achieved for less prime/older office buildings. "We believe the market continues to undervalue CCT's portfolio, which appears all the more unwarranted, in our view, now that the balance sheet is strengthened with fresh equity." Keeps at Buy, sets target at S$1.07. Shares down 0.6% at S$0.84. (LES)
