act this stock i held when it was stil LippoMaple and then it was trading at 55 and ever hit 70 i thk. but aft Maple

sold off, it started dropping and i cut at 55, which is hap to b the price i bot. it was one of the best div reits i held, easily 9%.

now im not holding cos not very sure why Maple left.

it depends on how you play...if you think u can get higher by dividend... stay... 

to me, i am more interested in the short term profit, which seems higher. take the latest price history, it was higher above 0.41...if you enter a 0.39...when it comes near to xdiv date, you may gain more by high volume of trading... 

It is always your choice and there is always a risk.

as i always said, i do believe in indonesia estate, but my concern is still earthquakes and tsunami impact... there is also a risk of foreign exchange...

SIAS Research see better  performance for LMIR going forward (source: Lippo Malls Indonesia Retail Trust: Room for Leverage and Dividend Uplift)

Accretive Dividend Yield, Room for Upside: Despite the low leverage and a one-off S$1.6m arrangement fee, the dividend per unit of 0.69 S cents still represents an annualized dividend yield of 6.7% based on the closing price of S$0.41 per share. If we exclude the one-off arrangement charge and assume that the acquisitions are completed, Lippo’s dividend yield can exceed 8.0% in FY13.

Further upside can be derived from the newly acquired Pluit Village and Plaza Medan Fair, where the management is looking at tenancy remixing to improve occupancy and rental rates. That said, Lippo’s current annualized dividend yield of 6.7% still surpasses the industry average of 6.5%.

If you are looking for long term and stable growth, stay and collect dividends...

suggest another good counter,,, MacqIntInfra (MIIF)...very cheap to buy now...got dividends and potential capital gains

If you are still interested in this counter, should wait for few days or a week, high chance u can get at 0.39 or 0.395...

One of the cornerstones of Indonesia’s S$813 billion economy is the domestic
consumption of more than 240 million people. The country remains largely

unaffected by the global financial crisis, recording growth of 6.5% in 2011, the
highest in 15 years. It is expected to further grow by 6.4% in 2012, before
accelerating to 6.7% in 2013 due to improvements in trade and investments, and
strong private consumption. Validating the economic strength and resilience of
Indonesia’s economy, Fitch Ratings and Moody’s raised Indonesia’s sovereign
debt rating to BBB- and Baa3 in December 2011 and January 2012 respectively,
promoting the country into investment grade for the first time in 14 years.


As the national economy is mostly driven by domestic consumption, the retail
market continued to experience positive leasing activity. International and local
retailers such as Debenhams, Sogo, Carrefour, Metro, Giant, Lotte, Zara, Mango
and Muji are seeking to expand in this lucrative retail market given its rising
purchasing power and sizeable middle class population.
According to the
Economist Intelligence Unit, Indonesia’s retail sales grew 16.9% to US$341.9
billion in 2011, and is expected to reach US$510.2 billion by 2015, representing a
cumulative annual growth rate of 10.5%.


This is expected to have a positive impact on the demand for quality retail space.
Jakarta remains under-shopped as its retail density at 0.4 sqm per person is one
of the lowest in the region, compared to 0.7 sqm per person in Singapore and 2.7
sqm per person in Kuala Lumpur. With only 140,000 sqm of new retail space
expected to be delivered in 2012, LMIR Trust’s retail malls are well positioned to
benefit from the attractive dynamics of the Indonesian retail mall industry.

I have dumped it last week. :)

I think risks having all properties in Indonesia are quite high... I personally have concern over potential tsunami impact on future indonesia economy, especially those staying near the coastline. They definitely are not prepared for this.

i saw there is an Lippo Maple T in the List of companies when i was trying to search for LMIR (Lippo Malls Indonesia Retail Trust).

From the Annual Report 2011 on LMIR, the following were stated :

10 retail malls and 7 retail spaces spread across key locations in Indonesia.

Weighted average occupancy rate of portfolio 94.1%

Gearing 8.7% with no refinancing required before June 2014 .

adjusted average 2011 DPU IS 7.5% ( 3.85 CENTS).

Look forward to advice from more experienced investors before i take a meaningful stake on this counter. Thanks.
