MacarthurCook Industrial REIT - buys building for S$25 mln

MacarthurCook Industrial REIT (MI-REIT) has acquired an office and warehouse facility in Tai Seng industrial park for S$25 mln.

The acquisition is scheduled to be completed in February 2008.

MI-REIT will lease the building at 135 Joo Seng Road to Singapore-listed manufacturer Powermatic Data Systems for five years with the option to extend for another five years.

The manager of MI-REIT said the acquisition provides unitholders with medium to long term income stability and also the opportunity for capital and rental value growth.

With the acquisition of 135 Joo Seng, MI-REIT will have total investments of approximately S$642.6 mln in 22 properties.

Analysts surveyed by Reuters have an Outperform call on the REIT with a target price of S$1.48.

MacCookIReit has posted 2QFY08 earning inline with forecast, distribution of 1.86cts per unit and  increase of NAV to $1.28. Current share price may be attractive as compared to its competitor in similar sector.

It seems that recently, the BBs are active in this counter...... with OCBC paring down its holding to <7% now, while UBS up its stake to >22%. I wonder what's on their card, M&A?

MacarthurCook Industrial REIT has just completed its annual revaluations for six of its properties.

It's book value rose S$30.6 mln, representing a 9.7% gain over the appraised value of the Properties on 19 April this year.

It climbed to a high of $1.38 after analysts highlighted its plans to acquire more properties.

"We believe the REIT has identified potential acquisitions in Singapore, valued at around $210 million, to be injected over the next 18 months," said UBS, which started coverage of the stock with a "buy" rating and a price target of $2.07.

HSBC also started coverage of the REIT -- with an "overweight" rating and a price target of $1.57.

"We see this as an undervalued Singapore REIT trading at a large discount to its peers," HSBC said in its report.

Sorry about the red patch, it was unintentional. Oh well, it closed on the first day of trading 1.16 below its IPO price of $1.2. It's debut coincided with the +3% drop in STI among seas of red in Asia, from Shenzeng, Shanghai, HangSeng and Japan.

MacarthurCook REIT flat at S$1.20 in Singapore debut

SINGAPORE, April 19 (Reuters) - MacarthurCook Industrial REIT <MCRT.SI> units opened at the issue price of S$1.20 in its Singapore stock market debut on Thursday, following its S$297 million ($197 million) initial public offering.
The company said in a statement that the offering of 247.33 million new units, which raised S$297 million from institutional and retail investors, was about 3.3 times subscribed.
A total of S$312.5 million was raised including units sold to vendors of the properties which form the trust's initial portfolio, the company said.
Australian real estate manager MacarthurCook Ltd. <MCK.AX> has put 12 industrial properties, valued at S$316.2 million, in the Singapore REIT.
Singapore's property trust market is the third-largest in Asia-Pacific after Australia and Japan.
The MacarthurCook Industrial REIT will compete with other Singapore industrial property trusts such as Cambridge Industrial Trust <CMIT.SI>, Ascendas <AEMN.SI> and Mapletree Logistics <MAPL.SI>.
