" The sale is expected to yield a net gain of approximately S$25.9 million upon completion," Ho Bee said.

will result in an accretion of 14 S cents or a 5% accretion to our current RNAV of S$2.67/share. We don't expect any special dividends from the sale(despite low gearing of 0.26x) considering volatile macro environment and expect funds to be pumped back into acquisition of Singapore commercial or overseas properties(mainly China). Maintain BUY with a target price of S$1.86/share pegged at 30% discount to RNAV of S$2.67/share. Ho Bee is trading at a deep discount of 0.65x P/B and 45% discount to its RNAV and it's one of our top pick in the property sector.

Singapore's Ho Bee Investment and Nobel Design both requested a halt in the trading of their shares pending an announcement. Ho Bee is in talks to sell Hotel Windsor in Singapore, which could fetch around $163 million, the Business Times reported. The potential buyer is a consortium which may include Nobel Design, the newspaper said.

The company is still continue to share buy back, this have been the golden egg for me, as during sentosa time, buy at avg 34cts and sold off at 76cts, and get in at  avg 69cts. and sold around $2.15, subsequently buy at avg 40cts, sold at $1.69, current buy avg is around $1.21, still waiting for the sell off call, the return may take year, but just feel worth the effort to wait. |

For the china property, it will be still too early to comment, but for the London property it should be near to completion, and based on current london property market, it have perform relatively well.
Hi Wang,
Do you think they enter in China market is a mistake? I don't think so. They enter in 2010, and increase in position in 2011,when everyone is so scared as the property has declined. But in 2012 the property see a recovery, with more stimuli for economy going on, currently the property is not yet ready for launch, I believe they have catch a good time for entering. and will get a good sales figure when launch. Similar to Australia, property price has fall, but you can see interest rate is cutting and there is a further expectation of 1 pt. cut, there is still no major immigration control like canada, which currently australia is still a good consideration for migrant, with the increase in migrant and interest cut. It is really good for them to enter at this timing.
Property is a long term investment, as it involve the land purchase, construction before it can be launch and it easily take three to four years to complete the whole process. It need good forsight, and this is what I believe Ho Bee always have. From the time I buy when they purchase property at Sentosa.
Timing to acquire land in Aust now is not so good cos property price has just started to fall from its all time high.
Looks like they're repeating the same mistake when they entered the China market two or three years ago.

Nice support and rebouce technical graph from the previous down trend. Might be expecting higher then 1.42.
Buy in at 1.135, first target 1.29, second target 1.42.
still very cheap $1.15 compare to the NAV of $2.34,

Kim Eng's header is misleading.  On one hand, they issue the subject title as " Ho Bee, a Catalyst not to be missed" but they issued a  neutral rating and current price is already just above their TP.
Cheap but beware the headwinds. Ho Bee is trading at a discount of 57% to RNAV and 41% to book. We remain neutral on Ho Bee in view of near-term headwinds, locally and in China, where its exposure is now over 40% of its RNAV. Maintain Hold with a target price of $1.27, pegged at a 60% discount to its RNAV of $3.18.
