Keppel Land: wholly owned Alpha Investment Partners has put up 2 office blocks in the CBD for sale through separate expression of interest (EOI) exercises, which could potentially fetch ~$500m in total.

Freehold 135 Cecil St's EOI closes on 15 Sep, while Robinson Centre's EOI will close on 8 Sep.

Alpha paid $145m in 2006 for Robinson Centre, which has 132.4k sf of NLA and is currently 96.5% occupied. If Robinson Centre is sold at $2200-2300/psf, the sale would fetch $291-304m.

135 Cecil St has 83.1k sf of NLA, and could fetch $183-191m assuming sale at $2200-2300/psf. Alpha bought 135 Cecil St in 2007 for $108m.

10 and 20 MA are pointing up, 50MA is still flat while 20 MA just crossed the 50MA today.

MACD is up and  +ve.

However ,  the RSI is > 70%,  the price is also near the downtrend channel resistance and $4 could probably be a big barrier to overcome.

Hope it can break the channel resistance and go higher...

Just brought KepLand.

Looks like it's at the beginning of a Bull Run.

Set a stop-loss at $3.83.

T.P. is $4.80, but there is a immediate resistance at $4.10 and strong resistance at $4.50.

Citi downgrades from Hold and lowers its target to S$3.58 from S$5.20 based on a 27-per-cent discount to an unchanged RNAV of S$4.90. The house says: " We are of the view that capital values have peaked given the slowing activities and a moderation in office rental increases." The house notes concerns over supply, with about 1 million of the 2.8 million sq ft due for completion this year still uncommitted.

However,  CIMB Research said Keppel Land is one of its top picks in the sector as it sees deep value after the sell-down. We believe the market has neglected the fact that Keppel Land is still one of the biggest office landlords in Singapore with a Singapore residential inventory that has been largely pre-sold,” CIMB said

SINGAPORE, June 21 (Reuters) - Shares of Singapore property developer Keppel Land rose as much as 4.2 percent on Tuesday after analysts say value in the stock had emerged after a sharp sell-down last week. At 0139 GMT, shares of Keppel Land were 2.9 percent higher at S$3.61 with over 1.7 million shares changing hands.

" In the last two weeks, Keppel Land's shares were sold off quite a lot and the valuations are looking pretty cheap now, so it's staging a short-term rebound," said a trader. Keppel Land's shares fell to a 43 percent discount to its re-stated net asset value last Friday, CIMB said in a report. The property developer's shares had fallen by about 12 percent last week, hurt by concerns about easing demand in China and after Singapore's government said it would release more land for private housing in the second half of the year.

" We believe the market has neglected the fact that Keppel Land is still one of the biggest office landlords in Singapore with a Singapore residential inventory that has been largely pre-sold," CIMB said.
