ACQUISITION OF LAND BY SUBSIDIARY – FRAGRANCE PROPERTIES PTE LTD
The Management of Fragrance Group Limited (“Company”) is pleased to announce that the
Company’s wholly-owned subsidiary, Fragrance Properties Pte Ltd (“Fragrance Properties”)
has entered into an agreement to acquire the property known as MK23 Lot 03331T at Upper
Paya Lebar Road (“development land”) at the purchase consideration of S$28,000,000.00.
The development land, currently housing a block of old apartments, has a freehold tenure
with a total land area of 3,173.6 square meters. It is zoned ‘Residential’ with a maximum plot
ratio of 1.4. The development land can yield a maximum permissible gross floor area of
approximately 4,887.34 square meters, including the additional 10% balcony.
Subject to the Company obtaining all the necessary approvals from the relevant authorities,
it intends to develop a residential apartment building on the development land. The costs of
the above acquisition and development will be financed by internal funds and bank
borrowings.
This transaction is not expected to have any material impact on the earnings and net tangible
assets of the Company in FY2010.
None of the Directors or Substantial Shareholders of the Company has any interest, directly
or indirectly, in the abovementioned transaction.

Fragrance has been a well-run company, consistently turning in good results since listing. Surprise me that till now, no analyst covers this stock. maybe due to its strong Geylang presence?! Recently, it benefits from the bus loads of Malaysian tourists bring in by Genting to the casino.

When will we get the bonus units?
relatively cheap pricing for hotel which is in town area and convenient to major shopping malls.

Great potential for this company i feel. I invested too.
Fragance boss also won some plot of land rite ??? Hmm... small plot for those high margin MM apts...
Might still be gd to keep I think.... I still vested with 50 lots..
Ha ha, last 2 mth, up for 15 for an hr laio, instead of 10. 50% up, too much liao. Recommand Balasteir outlet more quiet n remote, dun go Gelang ones.
