By the way, to understand how discount dividend model works, it is best you understand the "Time value of money" concept first.
I have double check the valuation base on the estimated dividend payout on the prospectus. It should be around 1.4
But it doesn't mean that the price will shoot up to $1.4 (optimum case)
I used Discount Dividend Model ( you can read the tutorial on my website on how it works)
Let me explain here briefly how it works,
if some investment give you $100 per years. And this payout will last for 10 years, then at the end of it, you can sell this investment for another $500. The inflation rate is 5% P.A
The True Worth (intrinsic value) of this investment = 100+ 100/1.05 + 100/1.05^2 + ... 100/1.05^10 + 500/1.05^10 = 1079.13
so that investment worth $1079.13 only after accounting for inflation.
In other words, this investment only gives you MAXIMUM $1079.13 , so you shouldn't pay more than that amount! otherwise the investment is not worthwhile.
so for $1.4 intrinsic value of MapleTree, it mean, you should NOT pay more than $1.4. you pay lesser than $1.4 in order to earn profit. But this value is gotten from infinite period projection, which mean you have to keep holding on to this stock in order to really get $1.4 worth of PRESENT VALUE Return.
it is a long term investment.
This value is not for short term trader, you won't see the stock suddenly jump up to $1.4 after you buy it.
Furthermore this is REIT dividend stock, the strategy of investing in REIT should be different from growth stock. You cant expect REIT stock to move up and down like Genting SP

Those who have not invested, time to sell your Genting SP, HK and buy Maple tree :)
