On monthly basis looks overbought but on yearly basis still vero oversold.

Expect short term volatility but long term still on up trend.

In addition, the A$ has risen quite sharply lately from .90 to 1.29 within a year

Hi Lausk22,

Good hearing from you. As you may know, I am not too conversant with TA......but having said that, all the indicators are looking good. It has broken out of its upper bollies and vol has been very good since 26 March.

I think all this is due to the news of the pending sale (rumour or truth?) of Dynons Plaza (and possibly other non hotel assets). If the sale goes thru, then it will certainly boost the bottomline profit....but it won't happen for FY2010...which just ended. This will certainly be a way to partially unlock the value of STL.

A sale of Dynon Plaza at A$140m will give it an eps of about 7.4c?......and as you are also aware, Mr Ow is known to be generous with div to shareholders.....so, lets hope it materialises this time.

Dynons Plaza tipped to fetch handsome price

    The $140 million Dynons Plaza in central Perth could be on the market by the end of the month, with international buyers tipped to run the ruler over what industry insiders have described as an "attractive" asset.

    Owners of the under-construction 13-storey office building at 905 Hay Street are believed to be gearing up to place the asset on the market, less than a month before its scheduled completion.

    _The _ _West Australian _understands that Dynons' Singaporean owner, Stamford Land Corporation, has been courting the Perth property sector for an agent to help sell the project.

    One property source suggested Savills had picked up the listing. Savills could not be reached for comment.

    The property is behind Woodside Plaza and backs on to Hay Street. When completed at the end of this month, Dynons Plaza will add 13,000sqm of office space to the CBD and be home to Gorgon LNG project developer Chevron.

    Stamford is listed on the Singapore Stock Exchange and is best known for its luxury hotels across Australia and Asia.

    It paid $20 million in 1996 for a 9000sqm site, including the land now occupied by the Woodside Plaza.

    In 2000, Stamford sold the Woodside development but held on to the Hay Street site which was earmarked for a five-star hotel. The business case did not stack up with the owners opting instead to build an office block.

    Colliers International penned the Chevron leasing deal and its director of investment sales, Ian Mickle, said the blue chip client would be a big draw card for potential purchasers.

    "It is a new building, a quality long- term lease, so those sorts of assets are attractive to the market," Mr Mickle said.

    Industry sources have valued Dynons Plaza at between $130 million and $140 million, which would make it the biggest office transaction in Perth this year.

    Anthony Rice, Sydney-based director of development at Stamford subsidiary Stamford Property Services, would not confirm if Dynons had been placed on the market or elaborate on plans for the building.

        The West Australian, an Aussie newspaper, reported that Stamford Land is selling Dynons Plaza, a 13-storey
        office building in Perth’s CBD, for >A$140 mln (S$179 mln @A$1=S$1.2788).

        Cost of development has been estimated at A$80-90mln; but what is more relevant is the cash flow, for OCK
        to justify paying a good dividend.


        Comments

        1. While the accounting profit may amount to “only” A$50 mln-odd, or 7.4 cents per Stamford Land, what matters to shareholders would be the cash flow, which works out to 20.7 cents per share! (Stamford Land has 863,833,483 shares on issue.)

        2. That Stamford Land would be a seller, is hardly a surprise to us, having expected the sale to happen when the office building is completed or due to be, in Q2’10.

        3. Indeed, Executive Chairman Ow Chio Kiat (OCK) has seen to it that financing was sewn up, a reputable tenant (Chevron) signed up (for 10 years, and set to escalate every year*), before taking advantage of the “window of opportunity” to realize shareholders value. (* terms not known, eg is it benchmarked against inflation?)

        4. The A$ has been one of the strongest currencies in the past year thanks to the commodities boom in
        Australia. (Yesterday BHP BILTON said iron ore shipments will henceforth be based on quarterly price fixings rather than annual.) And Perth, capital of Western Australia, is a major beneficiary.

        5. The sale should therefore not take too long to materialize.

        6. But the real “prize” would be if / when OCK sells Stamford Land’s hotel portfolio in Australia / NZ, contrary to what the media said in today’s story – “Stamford Land to focus on its core business of running luxury hotels”.

        7. Or for that matter if Mr Ow were to sell blocks of units at the long-completed Stamford Residences
        in Auckland, NZ. (Stamford Land recognizes development profit on project completion.)

        For the sake of forumers who don't follow STL closely, its financial year end is 31 Mar.. It will have to announce FY2010 results before end May.

        As of 3Q10 (31 Dec09), its eps is 1.95c. My est of FY10 eps is 2.6-2.8c. In good years, Co. is known to be pretty generous with its dividents. But at 47.5c (current price), its P/E is 17.6X....which is demanding and even if it declares div of 2.5c, its yield is 5.2%......

        Fundamentally, the abovementioned indicators are not very attractive....but this counter is a valuation play.
