DMG recommends BUY with Target Price at $2.20

 Primary residential sales surged 80% MoM to 1,900 units

in Nov 10, representing a second straight month where volumes exceeded

1,000 units. Most notably, YTD sales, without factoring in another 800 – 1,000

units in Dec 10, has hit 15,025 units, a record high in the history of Singapore’s

property market. Top sellers were The Lakefront Residences, Waterview and

Spottiswoode Residences which constituted ~ 60% of total sales. With sales

activity largely centered on mass market condos (64% of total sales), we

believe this will lead to more demand-side and supply-side tightening

measures ahead. As such, we are maintaining our preference towards highend

developers, which are less susceptible to policy risks. Reiterate BUY on

Wing Tai (TP: S$2.20) and SC Global (TP: S$1.94).

Wing Tai featured among Asian Small Cap Stock Picks by Credit Suisee with over 27% Upside

 With projected profit growth of 17% YoY, Asian small caps are

now at 11.4x 2011E P/E, or 10-year P/E average. They are not

particularly undervalued on their 11% valuation discount to the

large caps, after the outperformance in the past two years.

● In view of the valuation discounts to the large caps and P/E to

growth ratios, Hong Kong, Taiwan and China are the most

attractive markets for small caps. With the lowest valuation in the

region of 9.6x 2011E P/E and share price underperformance after

the financial crisis, Korea small caps are interesting laggard plays.

● The small cap outperformance patterns in different Asian markets

may be different in the course of a bull market. We attach

importance to valuations and unique stories when we pick the

Davids with potential to beat Goliath.

● We have picked 20 value small caps (CDL Hospitality Trust and Wing Tai from Singapore) in the region with an average

12-month potential upside of 39% and market cap of US$1.4 bn.

At an average 2011 P/E of 9.3x, they are 32% less expensive

than the MSCI Asia ex. Japan. 12 of the picks are from Greater

China and Korea, with the most attractive valuations in the region.

Technical View from The Edge

Price closed at $1.74, above near term support of $1.72. If this support can't hold, can go down to $1.56. Underlying tone still weak with short term rebound expected. Resistance is at $1.85.

This is one of the few stocks whose chart shows it is doing well.

     A good entry price  is 1.78.

         But dump immediately if it falls below 1.77

The chart is looking for a strong support and that is 75cents-80cents.

 

Stay tune. How can property keep going up or stay level.

Did anyone see the sun never set ?

Dump it before too late. Economy looking too good is a danger sign.

Garment telling good economy is a dangerous thing. They know too well interest rate is too low and will push up prices. That why is selling land. Once too many pple on board. the only way is to plunge.

As at now, property transactions did seem to cool off, whatever the real reason (Euro problem, China property and financial concern, World Cup, etc). However, prices at mid and high end are still resilient in fact with small increases and interestingly NEW developments in good districts appear to continue to enjoy reasonable traffice and purchases.  Just spoke with a property agent who is a personal friend - three new projects in D 10 and 11 that are not in the Orchard area are enjoying "reasonably strong sales" at premium prices (all above $1,800 psf).

No one can predict the next 12 months.  So trade, invest or stay out of the market per your own judgement.  Good luck.

Noted a number of research houses have upgraded Wing Tai recently to the dominant Buy among the mid-tier property plays.  This is based on WT valuations being compelling now (dropped one of the most among SGX property stocks in last several weeks) and with the government land sales program, WT is thought to have superior landbank of freehold properties in good location for premium pricing among the mid-tier property developers.

Personally if I review the quality of the slate of WT properties in the pipeline, there is some merit in the analysts reports.

70cents for Wing Tai....emm maybe possible in the next recession that will occurred in other 6 to 8 years time perhaps.

Currently, even if there is a drop, the drop won't be that drastic like last year................after so much contributions by the governments of the countries.
