Take note of this counter.... uptrend now.

TA - MACD cuts up yesterday, momentum cuts above 0 on wednesday.

FA - Analyst upgrade, TP is 1.25

This counter is not bad I think... healthy volumes and the TA charts tell me its on an uptrend now. Its not too overbought too (from RSI value).

i correct myself.. no bullish engulfing candle as only its shadow engulfs yesterday price range but the body did not but overall, i think still the sentiments are still very positive.

Merrill Lynch has lowered its price target from $1.20 to $1.00 due to the following reasons:
- lower accretion from assets acquired
- need for further equity raising

At current price of 0.91 cents, the projected yield is abt 5 %. Mapletree started its ipo with an asset size of 422m, and it has since grown to approx 715m, with projected asset size of 1billion by end of this yr.

What this means is that as their assets grow in size, due to yield-accretive acquisition, their div payout will increase. The mgmt has a stated objective to grow their assets by 10 times (from 422m) in the next 5 years, implying an asset size of 4.2 billion - which if realised, should increase their div payout substantially.

The current yield of 5 % is average as compared with other reits like MMP reit, Suntect reit which are giving projected yield of approx 6 %, as well as Ascendas (closest comparison to Mapletree), which is giving a yield of 5.8 %, based on current price of 2.00.

The reason that Mapletree's share price is high (in the sense that the yield is low) is because of its pedigree - it is 30 % owned by Temasek, and if you believe the growth story (assets to increase 10 times), then u can go ahead to buy it.

Also, for long term investors who are happy with a 5 % yield, which beats bank interest rate,, and with a promise of better yield to come - it may be a good opportunity. However, if interest rate continues to rise, risk adverse investors may demand a higher yield to compensate and this means that mapletree price may have to fall further.

If you look at the history of Capitalmall (which started life at 0.96) and Ascendas (which started life at 0.88), their current price are way above their ipo price, even after this huge mkt correction, because they have delivered on increasing their yields, thru aggessive yield accretive acquisitions over the last 3 years.
