if this baby drops, i will pick up some more! Next year property stocks will be taking a head start in the Jan rally if it does happen.It should happen bcos the economy feeds it wwith healthy GDP figures. I wonder if Big Brother will restore back our CPF cuts.

DBSV has increased its target price to $1.94 from $1.59 sgd, while keeping its "buy" rating for the stock, after raising its valuations for the company's investment properties in the light of the boom in the property market here.



The brokerage said Allgreen's third-quarter results had been better than expected.



"Prices of private residential properties continue to rise while average hotel room rates have improved and the leasing momentum is strong for both the office and retail space," DBSV said in a note to clients.



"We continue to remain upbeat on the residential sector and expect Allgreen to benefit from the residential market up-cycle as it still has a number of un-launched residential projects on hand," it said.

Hi johnttc & Chipchip,

Thks for highlighting all good stocks to me ! At around 10 am, my finger got burn accidentally when soldering some electronic components for my home theatre system, thus went to clinic just returned !



I also  did  not chase the 2 IPO this morning. Did i missed any good deals ?

Thanks shplayer, so for my case after exercising the rights issue i will have 15 lots and the cost per share will be about $1.25. Am I right?

yes, sure....you will be entitled to rights and div up to the day before xd.



xd has not been ascertained yet and will probably be announced after Co. gets approval from SGX and MAS.

2 lots @ $2.00 bought during cd will cost you $4000 + comm etc.



Upon xd, you are entitled to net div of 30cts per share ($600). You can use this div to subscribe for your 'rights' of 1 lot  @ 60cts per share, So, you now have 3 lots but your cost is still $4000 + comm, etc



Cost per lot on xd is 4000/3 = $1333.33

If i bought 2 lots at $2.00 and subscribe my rights, I would have paid $5200 for 3 lots. So 1 lot would be around $1733. Is that rite?

tks shplayer! I actually got xd price of $1.60 TO $1.70 if price during cd is about $1.90 to $2.00. Even at $1.80 now, it is still a good price to pay as after xd and accepting the rights, the average price is $1.20 a share!

Another consideration for exercising the 'rights' is:

Current NAV is 1.56.

XD NAV will be 1.56/1.5 = $1.04

The rights give shareholders to buy new shares @ 42.3% discount to NAV(xd).

Allgreen's proposed div and rights issue is nothing more than a modified 'bonus' issue with a difference.If shareholder does not want more shares, he/she can opt for cash @ 60cts per share.



Assume all shareholders exercise their 'rights', then, for each 1 lot they have, upon xd, they will have 1.5 lots....paid for in full by their div of net 30cts per share.



Based on today's trading price of  about 1.80, adjusted price on xd will be 1.80/1.5 = $1.20.



If I am a shareholder, I will undoubtedly accept the rights cos the xd value is $1.20 per share.......compared to receiving div valued @ 60cts for the foregone 'rights'.

Hi pat, b4 announcement price traded at $1.69. Company announced Div of 30c net with rights issue of 60c for 500 shares. I think xd price should be around $1.60 - $1.70. Just my opinion. Maybe Shplayer can help?
