Yes, rental mkt very strong. Last week, I helped a friend rent out his condo. Placed ad in ST, 2 viewing in the afternoon, first tenant made on the spot decision, no negotiation, 'as is where is' basis......put 2 mths down (usually 1 month) with letter of intent to secure the tenancy.
Agent got easy job.

The return from rental for private condos from 1997 to 2006 was about 2% pa. Only now the return is 3% pa. while HDB flat return from rental now is about 5% pa.

I don't think supply will exceed demand for the coming 5 years at least, and prices of both public, private, rental will shoot up to yet another record high especially with garment wanting to increase our populations to 6 over millions. Must build houses out towards the sea like those in Dubai soon.

The resale market was hot only for 3 months (April to JUly 2007). Now it has quieten down. Those on sale are generally of poor facing, can get about 105 to 15% discount over those with good facing. Only those newly launched are warm (not hot), caveat emptor for those who buy poor facing!
The bubble will burst when Supply exceeds Demand.
If you look at the last correction in 1997/9, supply was about 40-50k units (ready and coming onstream within a year or two) vs an annual demand of about 10 to 12k units. Speculative elements could have delayed the bubble burst for awhile but would not have held it off. The anti speculative rules (stamp duties, capital gains tax) acclerated the imminent correction.
Currently, demand is still strong due to the following:
- The strong Spore economy
- Govt policy to increase population with more FTs.
- Displaced residents of the enblock fever.
- Relaxation of anti speculative measures.
Think about it, if the govt carries out its plan to increase the population from the current 4.5m to 6.5m in say 20 years, that is 2m more people needing a roof over their heads. Assuming 4 per household, demand will be 500k housing units or 25k units per year....just from the FT population increase policy.
I wonder when the real estate bubble is going to burst. The prices are getting ridiculous now.

I have a friend making easily 6-digits, by now totalling millions. Reason: sub-sale and personal investment.....with new launch and en bloc potential, per unit easily 6-digit.
