Subprime caused the jittery to all property related shares, including REITs unfortunately. Coupled with the cloudy economy, inflation escalation, the potential risks to REITs will include potential rentals default or reduction in rental. These will then lead to low/no payout by REITs, reducing its attractiveness to investors.

HOWEVER, China is still doing well with GDP estimate of 10% this year. I am a believer in REITs for long term. In addition, if I am not wrong CapCReit offer price is about 1.3? I sold earlier at higher price. Potential is there. Waiting for the chance to go in later.

When the mkt really crash, one financial consultant was quoted years back:
At that time he bought dividend shares that has at leat 12 to 15 percent yield

Judging from current levels of REITS of 4 to 8 per cent yields, prices can still go down big time for all especially the expensive priced ones

Today's ST recommend REITS.

After ex-dividend state (no more support) and no more room for FED rates to cut and at the time of panic and fear, price will crash big time

That when we will get to the 12 to 15 percent yield for all dividend plays like last crash

We are slowly getting there.......................

I do not think there will be any preferential shares.  As the same will need to be given to the 3 big shareholders - Capitaland Retail, Capitalmall and Capita Group which collectively owns more than 51%. 

Judging from yesterday exervise. That means support for this share is at S$1.36.  Yield at 5%.  Very attractive to me but its dependent on your time horizon.
