上 海 新 梅 (600732.SH)年 报 数 据 显 示 ， 公 司 2012年 实 现 净 利 润 380.11万 元 ， 同 比 下 滑 85.2%。 据 计 算 ， 上 海 新 梅 2012年 实 现 的 8190.46万 元 营 业 收 入 中 ， 若 去 除 大 股 东 兴 盛 集 团 “输 血 ”的 7721万 元 ， 实 际 仅 实 现 营 收 469.46万 元 ， 同 比 下 滑 95.65%。
此 前 的 3月 6日 ， 浙 江 省 耀 江 集 团 旗 下 房 企 海 德 股 份 发 布 业 绩 预 告 修 正 公 告 ， 称 公 司 竞 买 土 地 所 缴 纳 的 2138万 保 证 金 遭 海 口 市 国 土 资 源 局 拒 退 ， 并 被 催 缴 3028万 元 违 约 金 ， 公 司 2012年 业 绩 有 可 能 出 现 巨 大 亏 损 ， 预 计 净 利 润 将 亏 损 1200万 元 -1500万 元 ， 比 上 年 同 期 下 滑 1002%-1228%。 由 此 ， 该 公 司 可 能 成 为 2012年 净 利 润 下 滑 最 大 的 地 产 公 司 。 今 年 1月 底 ， 该 公 司 曾 发 布 预 告 称 2012年 业 绩 有 望 大 幅 增 长 351.13%-576.69%。 变 化 如 此 剧 烈 ， 直 如 初 春 的 天 气 。
此 外 ， 陷 入 业 绩 亏 损 的 还 包 括 新 潮 实 业 、 万 好 万 家 、 ST珠 江 、 绿 景 控 股 、 实 达 集 团 、 大 龙 地 产 和 中 房 股 份 等 。 上 述 多 家 房 企 亏 损 的 主 要 原 因 ， 是 报 告 期 内 房 地 产 业 务 可 供 结 转 的 营 业 收 入 比 2011年 大 幅 度 减 少 。
华 丽 家 族 也 发 出 预 警 ， 称 2012年 净 利 润 将 比 上 年 同 期 减 少 90%-100%， 接 近 亏 损 边 缘 。 而 天 伦 置 业 、 宜 华 地 产 、 亚 太 实 业 等 2012年 预 期 净 利 润 只 有 百 万 元 左 右 的 房 企 同 样 面 临 亏 损 。
除 了 内 房 企 ， 有 的 外 资 中 小 房 企 也 表 现 欠 佳 。 今 年 初 ， 盛 高 置 地 (00337)发 布 预 警 ， 预 计 截 至 2012年 12月 31日 止 年 度 业 绩 将 出 现 净 亏 损 ， 主 要 是 因 为 已 交 付 的 物 业 较 2011年 为 少 ， 及 酒 店 营 运 业 务 产 生 亏 损 所 致 。
业 内 人 士 认 为 ， 行 业 洗 牌 和 调 整 去 年 就 开 始 隐 现 。 穆 迪 认 为 ， 新 的 调 控 政 策 对 发 展 高 端 项 目 及 于 一 、 二 线 城 市 的 开 发 商 而 言 ， 信 贷 方 面 有 着 负 面 影 响 。
3月 7日 ， 中 国 东 方 资 产 管 理 公 司 顾 问 、 中 国 银 行 (03988)监 事 梅 兴 保 在 两 会 发 言 时 表 示 ， 现 在 房 地 产 业 贷 款 大 体 占 银 行 贷 款 总 量 的 20%， 银 行 的 所 有 抵 押 贷 款 中 ， 80%的 抵 押 品 是 房 地 产 。 银 行 业 前 几 年 高 速 增 长 带 来 的 问 题 有 可 能 显 现 ， 违 约 风 险 、 流 动 性 风 险 和 市 场 风 险 可 能 加 大 ， 而 房 地 产 是 最 容 易 暴 露 并 触 发 系 统 性 风 险 的 行 业 。

Maybe you can explain the hour graph, morning is the push up and afternoon is the close down for the pass few days, and actually the morning volume is much lower then the afternoon one. This looks like a typical distribution graph.
Yesterday the china statistic board release the result of the freburary sales, actually it is an improvement compare to last year, but today the performance of the counter seems more like escape instead of consolidate. As current implementation of the property control, the effect is still unknow and the detail is still not yet release, people are only getting bit by bit of the implementation, thus I believe most are actually watching instead of getting in.

Minds seems think alike. I did not follow-in for the last few day upward movement, as the lower low still show in CCI, RSI, MACD and Price, only KDJ show a lower high, thus this rebounce should be a weak one, and the volume of trade prove it. The toji form before the breakdown support of 1.515, show a resistance formation at the the previous support also indicate the rebounce might be ending. The price trading below 50days MA for this rebounce suggest a much longer down trend formation might be experience. But for the support my view should be around 1.33, as my graph for 61.8% FR. I believe the way we plot the FR might be different.

this 20% profit tax is not new, it can't be executed well because they are other expenses like renovation ..bank interest etc
What SZ does is to allow to chose to pay 20% profit tax or 1 to 2% sale tax.

I saw other means of avoiding the seller tax on the internet.
Which mention A want to buy B house, so A pay B $XX, and B write to A $XX owning slip. A will sue B, and B will mention no money to pay only house, so the court will ask B to repaid A with the housing.
So A will get the house legally through the court, and B don't need to pay the seller tax for the transfer of the ownership to A.
Not too sure how true is this. |

That might not be applicable to current China implementation, as it tax on the seller (avoid unnecessary selling), and also it tax on the property holder (the more property you need to prepare to forge out more), and now it plan to increase the loan rate also, if you see the change and the seller will be at a lower hand to negotiate, which will cause the trend to reverse. Currently, base on my visit to hainan in the newyear, there are so many new property build. But most housing are actually ghost building, no light at night. This morning news paper on fenghuang dao also the highlight the same issue not much resident. It just that too much property, and the property developer need to have strong financial to hold until the government change it policy to more pro-property. As they still need to pay for the tax if the housing can't be sold. Currently just second day of the meeting, still need to endure another week, until the sky is clear then can know what will be the final impact to the overall property market.
China are increasing building the “保 障 房 " which make the property developer facing another challenge of cheap housing. Do Singapore build cheap housing, Singapore HDB are too high for most people to buy.
