jasonongsc, that's what I calculated too. Do note that number of share units would be enlarged. Need to calculate revised NAV.

Allco announced Preferential Offering and Book closure.

Preferential Offering @ 1 for 4 and book closure on 3 Dec.

If my understanding is correct, the preferential offering basically recycle the distribution income from 1 July to 31 Dec 2007 to repay existing debt which will partially refinance Allco REIT's portfolio after the recent acquisitions. So in essence net no dilution to unit holders' future income from Allco if they subscribe to the preferential shares.

There are a few oversold counters eg. Babcock that offers 10.7 cents from Jan 2007 to Dec 2007, and the price of this counter has gone down below 95 cents, even lower than its IPO price. I think people will prefer those counters with high yield, low price. For now, research analyst's TP for counters will not be applicable in the short term.

When it went down to 0.95 yesterday and with wall street dip, I thought it will go down further today. Anyway, everything is going down. Why do you want to average down this one? Phillip's forecast dividend payout for 2007 is 5.42 cents. If you can hold, hold. I am still holding it. If you can not hold, you should have an exit point before you enter.

Weird... this reit dropping like a knife just like the rest of S-REITs that are not doing very well in this market currently.. With today's drop, est yield up to 5.7% now.

Fundamentally should looks ok, just bad ,market sentiments...?

Technically it is starting to look bad since earlier in the week since the support of $1 was busted.

But with this being a value investment, this can be a great chance to load up on discount and wait for the real value to be realised.

I just hope the wait is not too long ...

ReIT stock is like any other stocks which is cyclical. The word 'stable' described by most is understood to be that ReIT by nature is a dividend yield playing stock yielding y-o-y approx 5% in dividend. The word 'stable' I believe used by many is to describe the 5% dividend yield y-o-y an investor stands to gain if he keeps it in a longer term. I am not sure if you can find a stock that doesnt increase or decrease in price action. Mebbie lookup Telechoice which has low volume, low price action BUT a high dividend yield stock? *chuckle*

The price now is $1.00. Quiet stable in my opinion. Lowest was $0.985 on the charts. Overall I think this is still a good safe, undervalued stock to hold. Need patience investments to be materialised.

The dividend are either tax exempted or already less tax. Therefore, for allco, it's worth buying and hold cos for 2007, it had declared dividends for 3 times. Less tax already abt 6%. For FY08, the dividend may be more.....looking at its profit now. Smiley This is based on my personal view.
