    The substantial shareholding interests of Credit Suisse and Credit Suisse Group AG arise from:
    (a) purchase of 1,162,000 ordinary shares of City Developments Limited ("CDL Shares") by Aberdeen Asset Management plc and its subsidiaries ("Aberdeen"). By virtue of Section 7(4A) of the Companies Act, Chapter 50, Credit Suisse is deemed to have an interest in the CDL Shares held by Aberdeen. Credit Suisse is a subsidiary of Credit Suisse Group AG.
    (b) other affiliates' purchases of 97,000 CDL Shares.

    Race is on for GLS sites

    Valuation and recommendation:
    Triggering of GLS sites to provide positive newsflow. The general environment
    for land-banking has improved considerably compared with the beginning of the year.
    Funding spreads have begun to narrow while developers’ balance sheets have been
    strengthened through recapitalisations. These, combined with significant
    improvements in capital values in the physical market, have made land acquisitions
    interesting again. At the right prices, we believe the trigger of GLS sites could provide
    positive newsflow for developers.

    We retain our Neutral position on the sector simply because of our negative view
    on heavily weighted CapLand.

    We maintain our positive view on specific residential players under coverage. CityDev
    remains our top pick in the sector with Allgreen and Ho Bee remaining our small-mid favourites.


    Heat is on for GLS sites in reserved list:
    Developers motivated to land-bank again. Property sentiment is currently sky-high.
    As property launches continue to sell out, we believe developers’ next step will be to
    replenish land banks more aggressively. The motivation comes from depleting
    inventories and falling construction costs. System inventory has fallen to 2006 levels
    (about 35,000 units) with unsold inventories for purer developers under our coverage
    substantially dwindling from a year ago. Our recent meetings with developers and
    contractors also suggest that the magnitude of the decline in construction costs is
    significant, over 25% down from the peak levels for all segments. Given that the
    private en-bloc market is still rather unattractive, developers are likely to turn their
    attention to Government Land Sale (GLS) sites currently in the reserved list.

    CityDev Q2 profits down 15%


    SINGAPORE'S City Developments , South-east Asia's second largest property firm, posted on Thursday a 15 per cent fall in second quarter net profit, but said it was confident a recovery was in sight.

    CityDev reported net profit of $140 million for the three months ended June, down from $165 million a year earlier, mainly due to lower contributions from its hotel operations.

    'Last quarter, the group had already indicated that the economic conditions have improved somewhat. It remains optimistic that a gradual, sustained recovery is possible,' the firm said in its earnings statement.

    The Singapore firm's 53 per cent held unit Millennium & Copthorne , which manages or owns over 120 hotels around the world, reported last week a 46 per cent fall in profit before tax to 19.5 million pounds.

    CityDev is expected to post net profit of $456 million this year, down from $581 million last year, according to analysts polled by Thomson Reuters. -- THOMSON REUTERS

    本栏于今年5月15日曾论及这只股票或将形成一个颠倒“头肩形”向下调整,以填补介于5.97元至5.82元及介于5.75元至5.68元间的缺口以完成右肩。可是股价过后持续上升至6月3日的10.44元,加上“V”型回升的说法日愈喧嚣,这或者是回顾历史的时候了。这只股票于1998年9月下试2.49元后依傍海指以“V”型回升,并于1999年4月升试13.10元,与1997年2月的15.50元高价尚有一段距离,逐渐下跌至2001年9月的3.08元,过后缓升至2007年4月才上升超过上述的15.50元,最终在同年5月试17.90元的历史新高。依此类推,房地产股在指数回升中并非形影相随了。

    Ha ha, sorry, for 100m sq ft on KepLand, mainly d ppty footprints covering Local n foreign, ie China typically, Vietnam, India, Indon n now middle East. Others mostly sharing d pies at Local liao, ie Far East, though some extended their wings abroad. Some got reclaim land leh, though state owned, AK guesses, esp those got sands fr Vietnam n Cambodia???

    PS. Whoever, dare to get involved in Iskandar Msia ppty, may be another winner liao.

    North zone ie Kedah n Penang, East Zone, Kelantan n Tenganu are potential areas for foreing ppty investment as well, but much depend on current gov policies. In particular d West -  East fuel pipeline project, which could affect Spore being CO refinery hub status, as China n Japan are d CO inventories holders at the East.

    Thanks AK! I was curious coz in the recent BukitSem AGM, the Chairman claimed they got land bank that can last another 10years?!!! Then in DMG report, analyst claimed CityDev has got the largest landbank... Smiley so really.... who's who.....

    I agreed with edot4ni. Citydev has up too much at this economic compare to our dear Kepland. So my guts tell me Kepland is a better choice too.

    After all we should buy blue chips when their price are low, its better. Just my point of view.

    You can consider quality. Citydev is a Straits Times Index component stock while KepLand is not. If you just want to go for many lots, you compare it with China Energy. 30 lots can give more than 3 lots of KepLand.

    Hi guys! I am very new in trading, and pardon me for my ignorance. But i was really amazed and stunned by the movements of this counter. It went almost from $5.70 all the up to $8.00 in less than 7 market days.... Any particular factor causing this? Just want to learn more. Thanks!
