The only way to " bring down" the HDB price is  thru new system - renting which could serve as    cooling measures.
Once people start to rent directly from HDB at affordabe rate for sometime, they will have enough saving to buy pte pty, have babies, and perhaps, they might want to own hdb flats.
The resale flats price will dip to a more sensible selling price concurrently.
 
Ohhhh sorry, I thought YOU were suggesting...
You suggest the rental price at $400/4rm flat and $500/5rm flat.. Now you say " The renting price (looks too cheap), HDB might not even look at it. Any sensible price one can suggest?"

If people like " Renting" ,  can suggest to HDB .      There is the Feed back form to fill up.
It has to come with some conditions like  cant buy flat within 5 years period, but,    one should be able to buy private property since one doenst OWN  any hdb flat.     
The renting price (looks too cheap), HDB might not even look at it.    Any sensible price one can suggest?
Many friends like  " Renting" idea.

GRC, the very same system proposed to safeguard them is the very same system that kicked GY out. Why in the first place did they field GY at Aljunied? Should have fielded the so-called unpopular ministers there then.

Good point Laulan.. Can use CPF money we have in the ordinary acct? (If follow current rgs, then should be can) Also, is this at fixed rate? Or fluctuates with demand/supply?
I really find it very attractive to be able to rent as niuyear suggested below:
$500 - for whole 5 rooms flat (one year only $6000, 10 years only 60,000 plus GST)
$400 - for 4 rooms flat

The faith for next 5 years is fix. Hope Singapore  politics can be like those in the first world with good human rights. Unfortunately after this round of election, nothing much change with  good monisters out and unpopular  one remain.

Even if HDB does test out renting, there will be a similar situation of rising rentals due to demand supply issue.
And at what rental rates will HDB rent the units? 4 room flat at $3K monthly? 5 room at 4K? Won't it still be profiteering becoz demand is there.
It is not as simple as saying, hey.. okie, let's just rent instead of sell and the whole situation is solved. You will still have your influx of foreigners vying with Singaporeans for HDB units.
