Business: Business Space and Industrial REIT; Business Parks, Science Parks, Hi-Tech Industrial Properties, Light Industrial Properties, Logistic & Distribution Centres, Warehouse, Retail Facilities; In Singapore.
Now Trading at $2.12.
1. In an Uptrend Channel with Possible High of $2.21.
2. Just Bound Off its Support Level of $2.08. A Good Bullish Sign.
3. Price is Below MA30 and Moving Upwards. Crossing MA30 is the Bull Territory.
4. MACD Lines are Reversing Upwards.
5. Stochastic Lines just crosses and about the leave the Oversold Region. A Good Time to Start Buying.
6. Revenue, Profit and Cash Flow are Good QoQ. About to announce 2 Quarter Result today. I知 expecting the usual Good Result.
7. STI is kind of High now and there is a possibility of STI moving lower. So there is certain amount of Risk when Buying Counters at this Time. However, because Ascendasreit has reach a low and has Good Fundamentals, I知 willing to take the risk.

Event: Re-initiate Coverage
DPU to fall due to placement dilution. We expect A-REIT to deliver DPU of
12.86 S-cents for FY09/10. This is 15.3% lower than the FY08/09 DPU due to
the dilution impact from the two placement exercises in 2009. For FY10/11,
we expect DPU to remain steady and turn in marginal growth of 0.3% YoY to
12.9 S-cents. These translate to DPU yields of 6.84% and 6.86% for FY09/10
and FY10/11, respectively.
Re-initiate A-REIT with HOLD; fair value estimate of S$1.76. We derive a
fair value estimate of S$1.76 for A-REIT, which is pegged at par to our RNAV
estimate. We like A-REIT for its stable dividend yield, diversified tenant base,
long term leases and property development capability. Nevertheless, we reinitiate
coverage on A-REIT with a HOLD rating on valuation ground.
We advise investors to accumulate A-REIT at more attractive price levels around the
range of S$1.60 to S$1.70.

IN line with expectations: A-Reit's net property income (NPI) in Q2 2010 grew 11.7 per cent y-o-y, underpinned by positive rental reversions and lower operating expenses. Distributable income grew 15.4 per cent y-o-y to $61.6 million while distribution per unit (DPU) declined 13.2 per cent y-o-y to 3.48 cents due to the dilutive impact of the equity cash calls this year. Of that, 1.94 cents has been paid on Sept 23, leaving 1.54 cents to be paid on Nov 26 (ex-date Oct 27).
The average occupancy rate for its total industrial portfolio size of 20.7 million square feet (sqf) dipped slightly to 96.8 per cent in Q2 2010 from 97.1 per cent in Q1 2010, but is still above the market's average of between 88 and 91 per cent. With more than half of the leases expiring in FY2010 being renewed, we expect portfolio occupancy to stabilise at the current level.
Positive rental reversions for its business park and high-tech industrial spaces showed signs of moderation in Q2 2010 and should taper off in H2 2010 as market rents are still on a downtrend. We expect flat NPI growth going forward as the annual step-up in rents of long-term leases and contribution from development projects should mitigate any softness in rental rates.
The management suggested that the values of potential acquisitions or development projects are likely to be in the range of $20-$50 million, which we believe are unlikely to impact earnings significantly. Assuming an optimal gearing of 35 per cent, A-Reit has debt headroom of $328 million for acquisitions. No significant changes to portfolio valuation are expected in FY2010.
A-Reit appears on track to beat our previous full-year DPU forecast of 12.7 cents. Our target price has been raised to $2.02 from $1.99 as we increased our earnings forecasts by 1.6-2.3 per cent, reflecting better-than expected margins. A-Reit has risen by 14 per cent since our initiation on Sept 3 and is almost fully-valued. We downgrade A-Reit to 'hold' but will look out for price weakness for re-entry below $1.85.

Looks like it will either pull back to this channel or begin forming another channel.

Ascendas launches 3rd phase of Dalian IT park |
Business space solutions provider, Ascendas, says it's launched the third phase of its Dalian Ascendas IT Park in China. Phase three comprises an 11-storey office building with 538 thousand square feet of business space that'll be completed by 2011. The company also unveiled plans for a new leisure hub that will become a key feature of its first new-generation integrated park in China. The low-rise leisure hub will have a mix of retail, entertainment, recreational, F&B, convention spaces. Ascendas says subsequent phases of the integrated park are being masterplanned and they'll include customised office buildings and service apartments. The integrated park is a joint-venture project between Asendas and Dalian Software park. It's one of the Singapore projects supported by the Singapore-Liaoning Economic and Trade Council, of which IE Singapore serves as the secretariat. |
