MAPLETREELOG DELIVERED 26% YEAR-ON-YEAR GROWTH IN AMOUNT DISTRIBUTABLE

Highlights:

Increase largely from acquisitions, higher occupancy and positive rental reversions

Strong organic growth of more than 5% during the quarter

Amount distributable for the quarter grew by about 26% from 2Q 2010 to S$ 38.8 million

Distribution per unit grew to 1.60 cents for 2Q 2011 compared with 1.50 cents in 2Q 2010Net Property Income rose by nearly 25% to S$57.0 million from the same quarter in 2010

Sold my MapleTreeLog this morning with a loss.

MapleTreeLog is holding well.

This is not a call to Buy, but quite happy with the current price movement.

My Stop-Loss is at $0.935.

According to DBSV 13th July.

Mapletree Logistics (BUY, TP S$1.07). We expect MLT to start reporting stronger quarterly numbers on the back of expected contribution from recent acquisition completions. We continue to see potential earnings surprises that could come in the form of further acquisitions that the manager is reviewing currently. We note that its sponsor, Mapletree Investments has over S$300m worth of logistics space that is completing/ completed that could be injected in the medium term.

I brought MapleTreeLog today.

This is a last minute decision.

I Buy mainly because today it progress pretty well and during the last 2 days of massive sell down, MapleTreeLog keeps close to it's previous high. A good sign.

However, because MapleTreeLog is a slow progressing counter, I don't think you'll see much interesting up run like the others. But a fairly safe counter to hold.

If you want to follow me and Buy tomorrow, enter at below $0.95 if possible and only when MapleTreeLog produces a while Candlestick. If MapleTreeLog make a jump to $0.96, you can still enter, but I would recommend to wait for a pull back.

Set a stop-loss at $0.930.

Mapletree Logistics Trust  announced that Moody’s Investors Service has upgraded MapletreeLog’s corporate family rating to Baa1 with a stable outlook.

Mapletree Logistics Trust  announced the acquisition of Iljuk Gyeonggi Centre in South Korea from Iljuk Gyeonggi Logistics Co. Ltd  for a consideration of KRW 22 billion (approximately S$25.5 million). The Property provides an initial NPI yield of 9.3%. The Property is leased to Seol Logistics Co. Ltd (SEOL) under a master head lease for 5 years with built-in rental escalation of 3.5% per annum. (Closing price: $0.905)

Mapletree Logistics Trust  announced that it has acquired a five-storey warehouse cum office building located at 15A Tuas Avenue 18, Singapore from Jian Huang Engineering Pte Ltd for a consideration of S$24.5 million. The purchase is in the form of Sale-and-leaseback arrangement for seven years with 2% annual rental escalation and option to extend for a further seven years. Initial net property income yield of approximately 8.2%

Mapletree Logistics says only one out of 14 properties in Japan has been affected by the tsunami.


Although preliminary report suggests Sendai Centre, which is located along the coastal area of Sendai in Miyagi prefecture, is intact, the full extent of damage can only be ascertained when access into the property is allowed, says MapletreeLog.

The latest valuation of Sendai Centre puts the total cost of rebuilding the centre at about JPY600 million ($9 million), but MapletreeLog says it does not expect the costs of repairs to come to this amount.

MapletreeLog’s total portfolio of properties in Japan were recently valued at $913 million. Sendai Centre is the second smallest of MapletreeLog’s properties in Japan in terms of gross revenue contribution at 0.7%.

RBS says Mapletree Logistics Trust (M44U.SG) had “a solid 2010” with FY10 distributable income growth of 10.3% on-year in line with expectations. “The growth is driven by contributions from new acquisitions made during the year (MLT expanded its portfolio by acquiring 14 assets worth about $500 million, increasing its portfolio size to $3.46 billion). We expect MLT to utilise its ample debt headroom ($470 million based on a gearing of 45%) to acquire accretively in 2011.” The house keeps a Buy recommendation, with a $1.11 target price. It says, MLT is currently trading at 17% premium to its book value compared to the industrial REIT average of 23.5%. It adds, “we are positive on the industrial REIT sector on the back of the stellar growth of the Singapore economy.” Shares are up 1.0% at $0.99. /theedge/

i also think so... but then again, if they are able to pay consistently 5% dividend return & not majority slide in price, might consider.. monitoring to stock up some dividend stock & this is one of them 84 cents maybe??

The manager mentioned that listing will be on 15 October 2010.

I checked my CDP account, the preferential shares were not credited. Moneys were not refunded also.

It's so confusing.
