Gearing is not an issue with SpLd.
The disc from NAV is probably due to the outlook for the property market and the current market sentiment.
However, bear in mind, with the adoption of the new accounting rule FRS40, properties are revalued annually.
Because of this, in FY07, revaluation gains contributed approx 90% of net profit....boosting its NAV from 7.50 in FY06 to 9.92 in FY07.
This revaluation has no cashflow element......it is merely an accounting process and can be a double edged sword when property values decline.
Nevertheless, at 6.51, it still seems a pretty good value.
Not vested..caveat emptor.

Nick I think you have to see the Group NAV not the Company's one. Earning we used to see the Group'e level. I am no accountant too....
