S-Reits can be cushioned against shocks: S&P|


Ratings agency Standard & Poor’s says Singapore Real Estate Investment Trusts or S-Reits can still be cushioned against external shocks if the economic downturn prolongs.

In a report, S&P said 3 factors will offer S-Reits some buffer in this downturn.

They are: cash flow resilience of the underlying properties, strong management of operations and strength of the S-Reits’ sponsor or key shareholder.

S&P also assessed the relative credit strengths of 15 of the 21 S-REITs listed on the Singapore Stock Exchange.

CapitaMall Trust, Ascendas Reit, Frasers Centrepoint Trust, and CapitaCommercial Trust are its top picks.

They were singled out for managing their finances better than others.

At the other end, S&P found CDL Hospitality Trust, Parkway Life REIT, Frasers Commercial Trust, First REIT, and MacarthurCook Industrial REIT to be the most vulnerable to external shocks.

Six S-Reits were excluded from S&P’s assessment as they did not have any Singapore-based property exposure in their asset portfolios.

hello, dun get excited lah, MFT == market fortune teller.

u r newbie, then perhaps better to study TA and market sentiment first, dun trade with money u cannot afford to lose.

if u realy have some SPARE money and can afford to lose, then u r more ready.

Hi !

I'm also a newbie...

In fact I bought my 1st stock on 14 Jan 2008.

It was OCBC.

I made a lot of paper loss along the way (due to the financial crisis) and till date I am barely making even.

Don't go chasing after hot tips else you will get burnt.

Do your own diligence.

I wont say its a 'silly' question.  Its just newbie's normal reaction, and afterall, this is a free website for people to express their feeling here.Cheers!

My very first blue chip i bought Singtel @ $2.4 x 1 lot and later sold @ $3 plus.

This is better than buying some penny stock or some stocks people try to talk others  into buying and unsure of its profit . Cheers!

ermm.. probably, i shld say which counters are less likely unrecommended to throwing capital into it. as in aft i bought it the price will slump n unlikely to pick up n hv to kip for long term, etc. looking for short term investment.

I'm sorry, but this is a very silly question.

First of all, unless that someone has insider information or is a billionaire that can manipulate a counter single handedly, a person's 'recommendation' is just as good as another. And with hundreds of people on this forum...asking such a question is as good as randomly picking a counter.

Secondly, what is your risk appetite? How long are you willing to sink your capital in? How much is your capital? What's your own philosophy? No one can recommend anything without knowing these.

I know it's overwhelming for a newcomer. I suggest that you just see what people talk about here for a while first. And monitor the highest volume/value transaction on SGX.

Honestly, no one can come in a point out a miracle stock for you. If he can, he probably won't be here. He'd be on a yacht somewhere in Bahamas,sipping champagne, surrounded by bikini clad girls.

However, I'll offer one tip, which has no basis other than my own opinion: Stay out of Celestial for now.
