
today is the last day of exercise option, now that the valuation was released this Tuesday, horrible, only 468K ! the valuation of the 5 rooms and bigger flat ARE DROPPING .... so, my asking price 530K, is 62K cash above valuation, will you buy it ?
Anyway, my buyer will counter offer me this weekend... wish me luck... I do not want to sell too low, of course i want to earn more !... arrghhhhhh.... I expect valuation at least 480K ! oh dear... let's see how it work at the end... oh yeah, I bought it 360K (valuation that time is 356K) in early 2007, and move in only in July 2007.. that's the key point... with just 1 year plus staying, the valuation shot up 31.46% for HDB.
that's a good investment ! so, i am still calculating... every seconds is money now.

oh no, this is so damn cheap, if you read The Straits Times on Friday or today business times, there is one unit Lakeshore 926 square feet (2 bedroom), selling only SGD 457K , 493 p.s.f. That's a done deal transaction... I checked the market price was at 660K-800K... how this unit closed at 457K is amazing.. I don't mind this house is haunted or previous owner bankrupt... I will buy and rent them out..
Next year , condo will be surely cheaper ! do not miss to buy 1 next year.... still eyeing on my favourite one, heee...
I am eyeing on one 4A flat at Toh Guan , if everything works fine, I shall close the deal by next weekend, wish me luck... 4A flat at Toh Guan is about the same price as 5I flat at Sembawang, just back from my sister flat at Sembawing, it is convenient, just across the MRT station, but then, going to Jurong East (for me), and Redhill (for my wife) is just "too far"... still prefer Toh Guan, as the jurong lake district development is still promising for the long run...

I hereby announced my 5I flat was SOLD yesterday night ! I received $1K for the option to purchase fees, legally, they can withdrawn now within 14 days, in other words, if they pay $4K for option exercise fees (within this 14 days) The whole deal will be completed. and I will move out to Baywater for temporary stay with relatives before the next buy. The next buy would be 4A flat around Jurong East area again. I just love Jurong East.

My flat is at Toh Guan area, level 11-15, Sold at $530K. That would be the history high price sold at Toh Guan area. The highest price done at Toh Guan above $500K for 5I are 3 transaction, highest $513K, but they are at 21-25 level !
My valuation is not out yet.. but expected to be $490K, so, sold at Cash Over Valuation $40K..

for rental investment, as soon as your rental income can cover the housing loan, why not ?
say 540K purchase price, 90% loan, 486K loan, 35 years loan, at conservative 3% loan rate, that works out to be SGD 1870 per month, in other words, as long as ur rental is SGD 2K, breakeven. ( if 2% loan floating rate tied with SIBOR rate), that would be SGD 1600 per month.
now ask yourself, how much rental income u expect from 1 bedroom at one -north, .... hee hee.. if you ask me, I would say at least SGD 3.5K... how I come out with that figure, u do your own studies too..

in case you are in property play... now i got an offer for One North Residence condo, 592 square ft at only SGD 535K... shit.. this is damn tempting price to go in... arrggghh.... I have to be calm and think carefully now...
any taker for this ? this is surely the best investment now.. what I am worry is, if they can TOP next year, and if the property price will crash.. because all the property stocks crash, but not the property price "YET".. will see how..

A Singapore sovereign wealth fund is considering injecting more cash into Swiss banking giant UBS AG, the Wall Street Journal reported Tuesday.
The Government of Singapore Investment Corp., or GIC, is considering taking part in the 15 billion Swiss franc (US$15 billion; euro9.5 billion) rights issue UBS announced early in April, the report said, citing two unnamed people familiar with the situation.
UBS said earlier this month it would seek new cash to improve its capital position. UBS said it expects to have lost US$12.1 billion (euro7.6 billion) during the first quarter, including a US$19 billion write-down tied to deterioration in the mortgage markets.
UBS's write-downs for the past nine months total US$37.4 billion (euro23.6 billion) - so far the largest reported by any bank with exposure to U.S. defaults on risky mortgages.
GIC bought a 9 percent stake in UBS for 11 billion francs (US$11 billion; euro6.9 billion) in December.
One of the unnamed sourced was quoted by the Journal as saying that GIC would make a final decision after UBS provides the terms on any capital increase. GIC will likely have to decide whether to pump in more cash just to keep its stake at 9 percent or whether to buy a bigger stake, the unidentified person said.
UBS's plan to raise more capital will subject to approval at its annual meeting April 23, the report said.
The Journal said the capital increase plan is underwritten by a syndicate of banks led by JPMorgan Chase & Co., Morgan Stanley, BNP Paribas and Goldman Sachs Group Inc.
