Yup, there are only 233million shares in the market out of which the Toh Family controls almost 43%.

 

I see Heeton as a good store of value. Its RNAV is $1.20 and NAV is $0.91. Current price is almost 50% discount to NAV and 60% discount to RNAV.

Heeton Land wants to generate a third of profit overseas in 3-5 years as it diversifies away from its core food market business into residential property, an executive said in an interview with Reuters on Wednesday.

The firm earns up to 90% of pretax profit from its shopping malls and food markets business, which rents out space to vegetable sellers and butchers in neighbourhood markets, or "wet markets".

But booming property has spurred Heeton, along with other firms such as Fragrance Group and Koh Bros. , to accelerate its expansion into luxury residential property - a sector long dominated by big developers CapitaLand and CityDev.

"Our focus in the next few years will be residential property - not just in Singapore but also in our neighbouring countries," Danny Low, Heeton's COO and executive director, told Reuters in a telephone interview.

Low said Heeton's food-markets business offers steady but limited returns as consumers increasingly opt to shop at large supermarket chains.

The firm expects to earn more than half of its earnings this year from its up-market private residential projects, up from the roughly 15% it contributed last year.

Low expects the market to slow late next year when the supply of residential property finally catches up with demand. In the meantime, unease over subprime mortgages in the United States has barely affected property sentiment in Singapore, he added.

"The buyers may put in a call to their banks to check that they can get financing before they put the money down."

On Wednesday, Heeton said it would pay $72.8 million to buy a residential estate in a prime district for redevelopment.

Heeton has only begun to expand abroad, with a handful of residential developments in Thailand and a stake in a 36-storey project being built by a consortium led by Malaysia's Lion Corp.

Low said Heeton was in talks for possible residential projects in Vietnam.

"We're talking with a few potential partners. The margins overseas are better -- you can get double what you get in Singapore."

The company is also mulling divesting its suburban shopping malls, worth some $400 million, through either an asset sale or a Reit listing.

"We haven't ruled out a Reit but we are also open to selling if there is a good price," Low said, adding that Heeton's 3 retail properties offered net yields of around 6.5%.

Heeton, controlled by the founding Toh family with a combined stake of about 60%, is also exploring the possibility of entering the hotels business.

"We're keen to get in if we can find the right site," Low said.

The firm is in talks to raise about $15-20 million via a convertible bond sale or a share placement, Low said.

Valuation at current levels

Heeton?s RNAV per share estimate of SGD1.10, is based on: 1) a cap

rate of 5% for El Centro; 2) cap rates of 9% for Sun Plaza and 8% for

wet-market properties; and 3) a discount rate of 8% to arrive at the NPV

of Heeton?s aggregate development profits. This implies the stock is still
