I think the future scenario  of  hdb in s'pore wld be :

The price of property in singapore 'hard" to drop much due to scarce of land.

So,

Those who cant afford to buy hdb flats,  may choose to rent from HDB at cheap and subsidised rate.

Those who can afford to buy a hdb flat, must stay at least 10 years.

This will result in fewer transactions in order to stabalise the market.

The SCARY fact is    :   (if it happens.............)

Private property owners who wish to own HDB flat, must only be able to do so after  4 or 5  years (presently is 2 1/2 yrs)   of sellling of the private property.

When government says they are releasing plots of land for sale etc................I am thinking this message itself, already acting as a Cooling Measures.

People will start to ponder and wait for new release of lands and adopt  a  " wait and see" attitude, which as a result , will slow the transactions of  properties for a period of time.

Singapore is a precious   Magnet  ,pulling  people from all over the world, from east to west  to come here. This happened as  early as 19th century.

So is it better for HDB property prices to be high or low for first-time buyers? Low prices - singaporeans can afford but more foreigners (true?) High prices - singaporeans cannot afford.

On the Average, spore needs 13500 new HDB flats (about 25000 marriages per year including remarriages). Number of new flats built by HDB : 2752 (2006), 5111(2007), 3183 (2008). On the average HDB had under-built 10000 flats a year for the past few years. MBT! MBT! So now try catching up.

the way i see as sum of below:

1)Mr Mah did wrong for not anticipating the acute demand with his BTO strategic from previous over-built HDBs in aftermath of 2007 recession recovery phase...

2)Mr Khaw trying to make it RIGHT by making another WRONG -> attempting to build HDBs way b4 demand(his current plan) and releasing govt land for sale like no tomor......

so....if TWO wrongs can me it RIGHT ? we wont know....but TIME will tell....Amitofu.... :)

but it doesn't stop the rich from coming here to buy up pte. and as for the abundant public ones, after it's over built, it will offer to new brought in PRships.

How many couples are still queuing to buy up the new HDB flats(in 2,3 yrs time) becuase the new flats are not offer to single. Do we need so many unit at 1 go.
