It rose to a an all-time high, as Cazenoze started coverage with a target price of $10.18 and an "outperform" recommendation, saying the property firm sits on a highly-prized landbank.

"Hotel Properties is predominantly a hotel operator with strong ancillary retail experience accompanied by opportunistic high-end residential developments...and is well-positioned to take advantage of the current real estate re-rating cycle in Singapore" said Cazenoze analyst George Koh in a client note.

If OBS gets the F1 team here. I think the F1 drviers would be staying in HPL hotels along orchard rd. Thousands of diehard fans would follow them as well.

If I recall, most of their option price is about 1.20+. So, they are already way in the money. They will be silly not to have exercised their options.

You will also notice that some of them sold as well....that is cos they want to use the sales proceeds to pay for the options and hedge against their tax liabilities from their option profits.

From last week until today. A few directors excercise share options. what does this mean?

Just to put some FA perspective into this counter,

FY2006,

eps 21.68 cts of which abt 12 cts was from asset revaluation. => operational eps is about 9.68 cts

NAV - $2.38

Divident - 4.10cts (net of tax)



Based on today's close of $4.84

P/E - 22.3X ......and 50X (operational)

P/B - 2.03X

Yield - 0.85%

OK, let you in on something...I bought HPL at around 2.50+ and 2.70+....didn't talk about it in SJ cos it was only a small stake and and not something that I monitor too closely.

At about 3.20, I sold part of it...1/3 of my holdings.

Last Fri, I sold another 1/3 at 4.80 cos it ran up too fast.

Keeping the last 1/3 to see how far it will go.

As for the FA, I am still getting the hang of the numbers.

$11.00 NAV.......if you read the BT article carefully, the writer did not take into account development charges, construction cost, opportunity cost (or loss of revenue during redevelopment) etc.....Also it was based on alot of 'WHAT IFS' (as per elfie's posts)....i.e. will OBS tear down Hilton, HPL Hse, Forum Galleria...etc to redevelop???? When is it going to happen?



Certainly, HPL is sitting on some very prime sites.......and current uptrend in price is reflecting it.....where it will peak in the short term...I don't know. But in the longer term, I think it has some more upside.



There is also another factor to consider....the joining of resources with Wheelock.



Note: The F1 story may not fly as its already been declared that OBS is doing the deal in his personal capacity....whether he eventually puts it under HPL....we have to see.

Hi Shplayer, you have alw been so helpful, I saw all the reports, want to buy in this morning but when I saw the price, I was been worried that it may have cheong too much. However, I think this is a good counter given its redevelopment potential. Based on TA or Fundamental, do you have any numbers or advise on this counter? I am keen but not sure when to enter. shplayer, HPL's NTA is $11? so there is room to move up in the long term. its 4.92 today.

HPL has moved up in a straight line since 8 Mar....(8 trading days...incl today). I will exercise caution with my entry.

Analysts have given target price from $5.15, $8+ and BT reporter even put its NTA as high as $11+.

Perhaps you have only misunderstood the concept of contra in the SGX context....

I believe SGX does not promote, encourage or condone short selling.

So that's why they (note: and not your broker) do a forced buy-in on your behalf after the settlement (delivery) date is passed.

Unlike buying (where contra is an established administrative facility), in short-selling. is your duty to ensure a sell position, whether done deliberately or inadvertantly, is closed off before the day ends.

If you sell in the morning and buy back in the afternoon, then it is a complete trade....assuming buy and sell are same number of shares.

On T+3 you sell again, you are still selling shares you don't own...so you will still need to cover that position on the same day....or else SGX will step in as described by iPunter.

If you don't own the stock,

but do a sell in the morning, you must buy the same stock back anytime during the same day.

The buying is to close your position for that day.
If you don't do that, your broker is not responsible for your action. Then the transaction will be treated as a normal sell transaction (ie. as though you own the stock).

On the settlement date, if you are unable to deliver the stock you sold, SGX will then initiate a buy-in on your behalf at 2 bids above the asking.

Thus, the buyer can then be credited with the  stock.
