Hotel Windsor is a mix of retail/hotel space with first 9 storey comprising of a retail podium and 225 hotel rooms on the upper floor levels with a total GFA of about 156,638 sqft. In our model we are conservatively valuing the asset at S$64m which accounts to ~3% of its RNAV(S$1.9b) and 4% of its book value(S$1.7b). Media sources has reported the selling prices of about S$163m, which if goes through will result in an accretion of 14 S cents or a 5% accretion to our current RNAV of S$2.67/share. We don't expect any special dividends from the sale(despite low gearing of 0.26x) considering volatile macro environment and expect funds to be pumped back into acquisition of Singapore commercial or overseas properties(mainly China).

Auric also got potential cross $1.30..$1.40 fair price
The next play will be its subsidiary Aspial now 46cts..like Fragrance another good stock..bonus back Sept 28..so limited upside,switch all to Aspial,when come sept 28
The selling for ppl who entitled to bonus already started?

Unfortunately the market is weak otherwise it should be a rising star today. But last minute buy up to keep afloat is very encouraging:

Play for fragrance n GP Hotel has switched to its other related cos-Aspial & Roxy
42-42.5 cts see the sudden push..hover 40.5-41cts very long and suddenly Aspial just shoot up when they collected enough..buy 325 lots at 42cts verses 42.5 sell 208 lots

it just stay at 0.3 a short while,
i think it need some time to actually stable @/above 0.3cents..
but i do have faith in fragrance...

 x 0 | Roxy is good too but now looking at the strong buying up at .295 at large volume .. Fragrance will surely smell good rising above 30 cents soon. So good to hold

Limited downside from here..49-50cts..Mr Koh from Frgarance has a large chunk of shares in Roxy reported in the latest EDGE magazine...also reported he sold his sentosa cove bungalow for $24mil reaping a hefty capital gain |
