Investing in a property for rental

Hi Mr Tan,
My wife and I own a HDB executive apartment, fully paid with CPF and cash.

We have some investments. We are considering to cash them for 20% down payment for a private property. We will rent the property to pay the monthly instalment.

Should we go for a second property or continue investing in equity? We are now in our 40s. It is for retirement use.

This is a personal view. It is all right to buy a property for one's occupation but not a good idea to invest in a property for rental.

I dislike investing in a physical property for the following reasons:
a) the price is too high
b) the return, after deducting expenses, is too low
c) it is a hassle to rent out the property
d) it does not offer diversifcation.
e) it is highly speculative and depends on making the right decision on timing and choice of property.

Investing in REITS may be a better idea, as it offers the same opportunity to make the same kind of potential gain as physical property, has less hassle in managing the property and offers diversification over several properties.

    I agree, 7 % of Div is not attractive enough. Up size is limited.

    i have sold all my capitacomm trust today (average price at $0.60 plus due to rights issue) at very good profit...today at price of 90.5 cents, the yield is about 7 percent which is not attractive to me...the counter may move up in the coming days but i will not be chasing the last 10% gain (if any) as i am not greedy (as long there is good enough profit)...good luck to all who still hold the share.

    vested heavily in this counter from 60-90 cents from October 2008- March 2009...will subscribe excess for all rights...profit comes faster than i thought...good luck :)

    I will subscribe the rights (vested in  the last six months) and money ready in the bank now...believe the timing of the new issued share in July (if in August i will not be so confident) will be right for profit...good luck :)

    CCT investor, here another BUY Call fr analyst:

    CapitaCommercial Trust: Outperform (Daiwa Research, 22 July)
    CCT’s better-than-expected performance was driven by robust gross-revenue growth (4.4% above our estimate). The properties that outperformed our estimate included Six Battery Road, Starhub Centre and Robinson Point. The overall occupancy rate of 96.2% was marginally lower than the 96.7% for 1Q FY09. CCT has renewed or signed new leases for 139,380 sq ft (4.1% of the portfolio's net-lettable area for May and June), and about 475,000 sq ft for 1H09, with a weighted rental reversion of 45% above previous rentals. We have revised up our DPU forecasts by 1.6% for FY09, 1.7% for FY10, and 2.7% for FY11 after adjusting up our net-property income (NPI) assumptions modestly. We still forecast CCT’s occupancy rate to drop to 90% by FY11. We forecast broad office rentals to decline by 47% for FY09, 30% for FY10, and 20% for FY11 (or a 70% decline from the FY08 level), slightly higher than our previous forecasts. We maintain our Outperform rating for CCT and believe Singapore real estate investment trusts in the office sector offer decent value relative to other segments. We believe a further stabilisation in spot rents and an improvement in occupancy rates could trigger outperformance.
