  Property Development

Property development is highly synergetic to the Group抯 broad construction expertise. After completing the last development at Telok Kurau in 2003, the strategic decision was taken in 2006 to revitalise the activities in property development in Singapore. Our strategy focuses on niche projects and developing freehold residential properties in prime locations and to position our business unit as a boutique developer.

At present, SP Development Pte. Ltd. and SP Holland Hill Private Limited are the companies within the Group which develop residential properties for sale and focus on luxury developments in the booming Singapore housing market.

Nassim Hill Development
SP Development embarked on an up-market development at 21 St. Martin抯 Drive at the prestigious Nassim Hill area.

On 9 February 2007, SP Development entered into a joint venture with Shing Kwan Group, which owns the adjacent 17 & 19 St. Martin抯 Drive, to jointly develop the combined sites into a single development. The merits of combining the sites include enhanced usage of land, achieving better efficiency, better economies of scale and having a larger sizeable development.

The combined freehold property comprises a land area of 34,854 square feet and will be redeveloped into a 5-storey super luxury residential development with attic and basement car parks with a plot ratio of 1.4. The Project will consist of 16 super luxury triplex units.
Holland Hill Development

SP Holland Hill acquired a property at Holland Hill in the prime District 10 on 15 March 2007. We will be developing luxury homes with facilities in this exclusive residential enclave.

This freehold land has an area of 52,741 square feet with a plot ratio of 1.6 and has a potential for redevelopment into a 12-storey luxury condominium with attic, basement car parks and facilities. The site sits at the top of Holland Hill and is easily accessible to Holland Village, Botanic Gardens, Orchard Road and the future Holland MRT station.
With the development of both Nassim Hill and Holland Hill sites, we can offer potential buyers or investors seeking freehold properties in the prestigious District 10 area a choice of luxury and exclusive residential units. Careful selection of location and exclusive design are key success factors. The search for other sites with good potential is ongoing for our future developments.

Nassim Hill is open for sale by special invitation. The price tag is between $12m to $16m per unit. Suggest accumulating this counter as it will be rebounding very soon.

Hi all,

BBR once break 13cts would be unstoppable, the management is getting more aggressive in getting projects in prudent caution... More good news coming from them soon. Watch out for next few weeks since the STI recovered and some of the construction stocks were lagging behind. BBR got niche construction engineering structures also... Cheers...

Happy...

I am old too :-) . It is a state of mind, never too old to learn to trade properly. you got to treat it as your own biz. I spent a lot of time drawing trendlines, support/resistance and after drawing on more than 100 charts, you will get the hang of it. Trading will be my retirement job hopefully within the next 3 years.

suggest that you learn to trade from someone experience or read up on more. you could have avoided the subprime meltdown on our market if you follow trendline, support/resistance closely.

Hi Ninjaturtle, thank you for sharing. Other than HLH and Jasper, I am also vested in CSC, Yong Nam and LC Devt. Hope to profit from these counters to recover my losses due to the subprime..... Cheers !

If you want to take a BIG BET, Jasper has potential to go up to 5cents and beyond but breakout is hard at 3cents, HLH is currently consolidating 5 to 6 cents. Breakout beyond 6cents is a buy.

I don't trade the above as anything under 10cents is hard to trade. I only trade 5 counters, CSC, Yongnam, LC Devt, BBR and STI ETF (use the reminder of CPF 65%). Traded from $29 till now and will trade these other 4 counters from now till 2009 when the bull run tapers off.

I am a 80% chartist and 20% fundatmentalist, I trade BBR from 7cents to 16cents and now re-enter at 10.5cents. I only trade what I see on charts. I do the same for Yongnam and CSC as well as STI ETF.

BBR has already announced its winning of the contract on 3 Oct 2007 but seems to have had no effect on stock price. Its PE is really high too. This stock has cheonged tremendously in last 1 yr already, may be somewhat out of steam.

Strongly suggest to BUY BBR NOW! CSC and Yongnam have moved and very soon BBR will SOAR. Simple maths for those not plucked in:

Nassim Hill Potential Profit:

16 units x 4,000 sqf = 64,000 sqf

64,000 x $3,000 psf = $192,000,000

15% margin = $28,800,000

Divided by 2 JV partners = $14,400,000 potential profit for BBR

I am 25% in Yongnam, 25% in CSC and 15% in LC Devt and the rest is BBR. BBR will definitely breakout beyond 20cents once the launching is announced. Don't regret it.

Hi All,

Like it or not, the next much higher peak would be 20cts and above, once it move to 13cts, it would be unstoppable...

They are doing projects which are quite big scales, have their own unique engineered construction structure. These few years with so many projects like IR, construction and property is set to boom. Especially this company is more than 10 years listed....

Thanks,

happy
