Genting Singapore (G13.SG) faces downside risk as its casino opening nears, says Goldman Sachs.

After the company was awarded casino operating license for Resorts World Sentosa (RWS) over weekend, the broker says casino may now open before Chinese New Year, “which is positive given the typically strong CNY gaming demand.”

But it says some uncertainty remains on exact opening date as resort’s Universal Studios theme park not yet ready to open. “We think it is uncertain if RWS will choose to open the casino ahead of the larger attraction in Universal Studios, and potentially risk losing the integrated resort aim.”

Goldman Sachs believes market expectations are running too high; “even disregarding whether Genting Singapore will open its casino in time for CNY, we think there is already too much undue investor optimism for its Singapore casino.”

It sees significant de-rating risk, especially if gaming revenues from VIP clients disappoint.

Goldman Sachs is maintaining its “sell” rating and 68 cents price target, keeping the stock on its “conviction sell” list.

Genting Singapore falls to 5-month low on valuation concern

Shares of Genting Singapore Plc, which has just opened its casino in the city-state,
fell to its lowest level in five months on concern valuations have become unattractive following recent gains.

While we remain positive on the group’s business model, valuations are very demanding,” Melvyn Boey,

China Hongxing Sports (BR9.SG) is down 1 cent at 16.5 cents after the S-chip sportswear company
says it expects to report lower sales and profit for 4Q09 and FY09.

Order book quotes suggest this may act as near-term floor.

Company says in statement the softer performance is due to weaker domestic market demand and a
decrease in average selling prices. China Hongxing Sports will report 4Q09 results on or before March 1.

This guidance could be below market and our expectations,” says Deutsche Bank who believes the
poor performance could be due to reduction in ex-factory price and ongoing product discounts given to
distributors to clear inventory.

Ho Bee's FY10 Looking Good; TP raised to S$2.23

At a Glance
• Records smashed all-round: PATMI of S$337m above expectations on record S$1.16bn revenue.
• Gearing down to 0.2x; book NAV +36% yoy to S$1.63 per share
• Seascape on Sentosa to be launched this quarter
• Raised FY10 –11 earnings by 66-16%
• BUY, TP raised to S$2.23 for 29% upside

Strong Balance Sheet. Ho Bee has staged a swift and remarkable
yoy strengthening of its balance sheet, due to the TOP of five
projects in FY09 with barely an incident of buyer default. Its book
value increased 36% yoy to S$1.63/share, as gearing improved
from 1.3x to 0.2x.

FY10 Looking Good. Looking ahead, FY10 earnings continue to
look strong as Ho Bee guided earlier-than-expected completions of
Turquoise, Dakota Residences and The Orange Grove in FY10. We
adjust our revenue recognition schedule accordingly and raise
FY10/11 earnings by 66% and 16% respectively.

BUY, TP S$2.23. We feel that the catalysts are strong for Ho Bee –
with real estate on Sentosa expected to garner renewed interest
post-IR opening and as it looks offshore for its new growth driver.
Reiterate BUY, with TP of S$2.23 based on a 15% discount to
RNAV of S$2.62 (prev S$2.35). Our RNAV is increased on higher
ASP assumptions for Sentosa (S$2,900 psf for Seascape) and
better-than-expected ASPs achieved at Trilight (S$1,650 psf) and
Parvis (S$1,500 psf).
