Allgreen NAV is S$1.67.  Read outside report that Allgreen is target to be delisted. If that happens, Allgreen will surge 50% to at least S$ 1.67. Chairman Goh mentioned at AGM on 28 April 2011 that FY 2012, significant profits will start coming in from China operations. Current landbank of 1.3 million will ensure land supply of at least 1.5 year to 2 years.  Sky@Anson is best seller at average S$2200 psf, having bought it at very good price earlier on.  Allgreen is hidden gem, waiting to be polished.  |

Dividend average 3-5c per year, have reduced their gearing to about 0.18, maybe bumper dividend after this year. the negative side is that it is tightly controlled, people with 1000 lots or more control 85% of the company. long term wise should be good investment | ||||

That's the point, price fall means you can buy it cheap and keep it for long term to have better dividend yield.  This counter is  consistent in giving good dividends. Also, when dividend is announced, this counter price tends to recover.  You may decide to cash out if profit is more than dividend. | ||||

The price of this counter is  tightly controlled and range bound.  This counter is  good for long term investor to collect regular  dividends.  Best time to buy is when government announces new property measures.

Yalor.....illiquid stock. CIMB said no commitment to build up land bank wor......always last on the tender list and half price from the top bid wor.  CIMB rate AG as underperform wor when it is $1.02 with TP at 117.....so funny wor. When CIMB says BUY you ______ and when CIMB says SELL you _______.   DBSV said hor Catch22 situation again as Marlboro Tan had said. AG nearly residential hor no good and it is better to buy commerical asset hor. DBSV hor rate AG as hold hor when it is 1.03 with a TP of $1.29......so funny hor. When DBSV says BUY it is because the recommended is related to __________ and when DBSV says SELL it is because it ___ _________ ___ _____.   Just vested again with abt 5% yield.

Recent report suggested that Allgreen is about 50% undervalued, as compared to its NAV of S$1.62, i.e.most attractive amongst all the property counters in Singapore.  In Edge last week issue, it was reported that Allgreen sold 54 units of Sky@Anson one of the very tall units at cool price of S$2200 psf.  Allgreen has one of the largest land bank in Singapore and most of the land are freehold acquired 10 to 20 years ago at very low price. So if this is the case, the profits will be very high, possibly explaining Allgreen net profits of S$ 290 million in FY 2010. Hidden gem,yet to be discovered.  The peak of Allgreen is over S$ 2. All Green Properties: Reported strong FY10 results which were in-line, with rev at $883.8m, +42%, while Core Net Profit at $165.2m was in-line with avg estimates at $173.1m. Strong overall performance due to an increase in rev from all segments, especially development properties, and a fair value gain of investment properties of $71.8m. Minus off fair value gains, Profit before Tax was higher 56.4%YoY. In development ppty segment, higher rev was due to higher progressive sales recognised, with Phases 2A and 2B of Pavilion Park and The Cascadia obtaining their TOP in Jan, Jun and Nov10 respectively, while Cairnhill Residences obtained its CSC in Sept10.... For investment properties, all ppty registered an increase in rev, with higher contributions from Great World City Retail and Serviced Apartments, with both enjoying higher rental rates with high occupancies. Traders Hotel also registered a higher rev as compared to 2009. This was due to an increase in both occupancy and room rates.... Higher other operating income was mainly due to the exchange gains made from the US$ hedging contracts, while SG& A incurred were higher, due to higher show flat expenses as. Share of losses of associated companies was higher in 2010 due to higher preliminary and operating expenses incurred by vs overseas investments in China. Going forward, grp tips transactions for 1Q11 to likely drop, given recent govt cooling measures, but note of genuine demand for housing and current prices should hold up well. At current price, valuations appears compelling, with grp trading at 0.62xP/B, vs simple peer average of 1xPB, while Gearing was reduced significantly to 0.18x, vs 0.36x YoY, leaving headroom for further expansion. Grp has proposed a first and final div of 5c/share. Morgan Stanley maintains buy with $1.48 TP, UBS retain Neutral with $1.15 TP tipping a strong finish to the yr, lack of catalyst, given the policy overhang. Macquarie maintains OutPerform with $1.44 TP citing deep value, trading at 37% discount to book of $1.62 and a 43% discount to revised RNAV of $1.80. DB maintains Hold with $1.12 TP. |
