Good morning everyone. I have 5 lots many many years ago at $1.65. Can anyone know after the div and bonus issue, what is the fair price??? Is it worth to collect somemore at $1.80??? Tks in advance. |

quite unclear... but i think Allgreen may have potential to go up somemore but the signals are mixed. suggest that you wait for a few days to see whats the trend like. |

Fundamental Analysis Allgreen is a perpetual laggard compared to other property stocks due to it being a smaller player and in the low-end/mid-range market which will see slower price appreciation. Wing Tai is the closest comparable but Wing Tai is valued at closer to RNAV due to its focus on high-end projects. RNAV estimates from various broking houses ranges from $1.70 to $1.92. Pegging Allgreen at a 20% discount to RNAV (estimated at average of $1.81), fair value is pegged at $1.45. I do not see much upside for Allgreen from current prices, would not recommend people to buy at this point in time. Similarly for Wing Tai, upside appears limited at current prices (maximum 10%). I was also asked to comment on property stocks in general. Generally, I would avoid such counters given that most are trading at their RNAV or even at a premium to RNAV (for players like Capland, Keppel Land and City Dev). Maybe I am more conservative in nature but I would not pay for a premium to RNAV because this is pricing in the assumption that property prices will continue to appreciate over the few years and at current prices, it will be at a discount to RNAV in a few years' time. In today's uncertain world with economical cycles getting shorter and more volatile, I would not place my bets on the strong economic expansion over the next few years. I have also heard about friends and relatives who are holding stocks like City Dev which were bought at bargain prices at around $5, they are still holding on to it hoping for more gains. When the correction begins, these people will dump it at any prevailing prices since they have a huge buffer on their purchases. I certainly don't want to be at the wrong end when they begin selling, do you? |
