One effective way for Allco to cheong is if Allco management identify a few assets in its portfolio for sales to other interested parties. Since the office market is so hot now, the identified assets for sales can command a high asking premiums in the current market. The sales proceeds could be distributed out to Allco's unitholders as return of capital. Sure cheong... up up up all the way. |

SGX-ST Announcement For immediate release 17 January 2008 ASSET VALUATION ANNOUNCEMENT The Board of Directors of Allco (Singapore) Limited (the ?Manager? or ?Allco Singapore?), the manager of Allco Commercial Real Estate Investment Trust (?Allco REIT?) (SGX: ALLC) is pleased to announce that independent valuations1 of the China Square Central, 55 Market Street and Central Park properties (collectively, the ?Properties?) have been completed. There has been an increase of S$120.8 million (12.0%) recorded over the valuations of the Properties as at 30 June 2007, contributing to a total increase for these Properties of S$302.8 million (36.8%) in 2007. In Australian dollar terms, Central Park increased in value by A$24.0 million (8.0%) since 30 June 2007. This resulted in a total increase in value of A$67.5 million (26.3%) in 2007. The valuation of each Singapore property was conducted by Savills (Singapore) Pte Ltd and the valuation of the Perth property was conducted by CB Richard Ellis (C) Pty Ltd. Nicholas McGrath, CEO of the Manager, said ?The most significant increases in this latest round of asset valuations were seen at China Square Central and 55 Market Street in Singapore. These assets increased in value by 17% and 14% respectively in only six months.? hi, can i know if there is an implication the fact that Allco stock (Allco Equity Partners Ltd) has been down 8% since beginning of December and 12% since beginning of November? |

s5504703 The two of us must be the biggest supporter/drummer for AllcoReit around ... The increased media coverage is a great news indeed. I've not read the ST article myself as it doesn't appear to be available online. As part of the normal FA research, I had surveyed around using StreetDirectory.com, GoogleEarth and a drive through the Beach Road area prior to buying AllcoReit. The area definitely needs a makeover. Take a look at St John's HQ - it's been sitting on gold for ages as it is just next to The Concourse!! Golden Mile complex and Beach Road market too. These buildings would need to refurbished or sold which would lead to increased prices and rents. Hold on to your shares mate, I believe we will benefit from the possibility of DPU growth and capital gains over time. As long as valuations doesn't become crazily overstretched in a short span of time we should be in for a good ride. |

Today Sunday Times reported that Beach Road could be the next prime hot spot!!! Allco REIT purchase of Keypoint at Beach Rd will be a good investment. The District, set for a snazzy makeover, boasts a good mix of shophouses and strata-titled commercial and residential units on the market for the average investor over CBD.....hahaha.. Allco REIT got far sight !!!! |
