0142 GMT [Dow Jones] STOCK CALL: CIMB starts CapitaMalls Asia (JS8.SG) at Outperform with S$2.77 target price, pegged at parity to NAV estimate. Says IPO has unleashed pan-Asian retail mall behemoth with strong capacity to raise debt, capital to fund business expansion; "enhanced access to debt and capital markets is essential for the group's leveraged growth. In the last decade, success with this model has typically led to share-price outperformance for its parent, CapitaLand (C31.SG)." Cites gains from potential asset divestment, revaluation in China properties as share price catalysts. Notes while average retail rents in China have doubled in last five years, capital values only +20%; "we believe there is much room for yields to fall. In that situation, we believe the value of CMA's more stabilized assets would be unlocked, through third-party divestment and/or injections into CapitaRetail China Trust (AU8U.SG)." Shorted mean selling shares without owning any.... very risky, you need to cover back on the same day, if not you will pay the penalty-fine.

Macquarie is pleased to be list a warrant over CapitaMalls Asia – Singapore’s largest IPO in 16 years – today. The warrant will trade at a fraction of CapitaMalls Asia’s share price and should move in tandem with the share price…

Macquarie is pleased to list the following warrant over IPO CapitaMalls Asia today:

Call warrant CapMalAsMBLeCW100505 (J0HW) exercise price $2.25.*

Largest IPO in 16 years
CapitaMalls Asia Ltd. (CMA), a unit of CapitaLand, will be listing this morning after being offered at $2.12 apiece, raising $2.47bn with 1.165bn shares sold. CMA is Singapore’s largest IPO since SingTel in 1993 that raised more than S$4 billion, and comes amid resurgence in share sales in Asia where economic growth is forecast to outperform the U.S. and Europe. CMA’s offering price of $2.12 represents about 1.55 times its September book value, a premium to CapitaLand’s 1.3 times.

Focusing on China
CMA is currently one of the largest listed “pure-play” shopping mall owners, developers and managers in Asia by total property value of assets and by geographic reach (in terms of number of malls and cities). The company manages 86 retail properties across Asia, with 27 projects under development, and a total property value of approximately $20.3bn.

The money raised from the IPO will allow CMA to expand in China, where it manages 50 retail properties of which 18 are under development. According to its prospectus, CMA plans to buy land for new developments and to purchase completed malls and existing portfolios of retail properties. The total property value of CMA’s Chinese interests is $6.7bn and 2,083 people, or 74 percent of its labour force, are employed there.

Outlook
CMA’s management believes that they have an early-mover advantage in China, as the CapitaLand group of companies has had operations in China since 1994. This has and will allow CMA to build up a network of contacts and knowledge of local market conditions. CMA believes that China, which has the largest population in the world, estimated at 1.3 billion in 2008, provides significant opportunities for the company to grow their business.

CEO Lim Beng Chee at a press briefing commented that CMA aims to derive about 45 percent of net income from China when its current development portfolio is completed from 28 percent now. He expects China to eventually contribute as much as Singapore when its projects are completed.
